Familiarity with property management software (like Yardi or MRI), lease administration systems, and building maintenance platforms is essential. Strong communication, negotiation, problem-solving, and organizational skills distinguish top performers in this role. These capabilities ensure effective tenant relations, maximized property value, and smooth daily operations in dynamic retail environments.

How does a retail property manager typically collaborate with tenants and maintenance teams to ensure smooth operations?

Retail Property Managers act as the main point of contact between property owners, tenants, and maintenance providers. They regularly communicate with tenants to address concerns, coordinate lease agreements, and ensure compliance with property rules. Additionally, they work closely with maintenance teams to schedule repairs, plan preventative maintenance, and uphold property standards. This collaboration is vital for maintaining tenant satisfaction and keeping retail spaces operational and appealing. Strong communication and organizational skills are essential for success in this role.

Job description

Industrial/Retail Property Manager
Location: Edmonton, AB
Industry: Commercial Property Management
Salary Range: $100,000 - $120,000
Company Story
Join a well-established Edmonton-based real estate ownership group with a long-term portfolio of industrial and retail assets across the city. This is an owner-operated organization with a stable team, strong leadership, and a reputation for treating both tenants and employees well.
The portfolio is intentionally manageable, with approximately 600,000 square feet under management, allowing the team to stay proactive instead of constantly operating in crisis mode. The properties are outside the downtown core, and the organization places strong value on work-life balance, reasonable workloads, and long-term employee retention.
The Right Fit
The Industrial/Retail Property Manager oversees day-to-day operations across a portfolio of industrial and retail properties while acting as the main point of contact for tenants, vendors, and internal stakeholders.
This role suits someone who enjoys being hands-on, organized, and relationship-focused. You bring strong operational and financial management skills, stay ahead of issues before they escalate, and take pride in maintaining high-quality properties and tenant relationships.
The ideal candidate has experience managing industrial and/or retail assets, understands the pace and expectations of commercial ownership groups, and values being part of a collaborative, low-drama environment with long-term stability.
What You'll Be Doing
  • Manage day-to-day operations across a portfolio of industrial and retail properties
  • Build strong tenant relationships and respond to operational requests, service issues, and lease-related matters
  • Prepare and manage annual operating budgets and monitor monthly financial performance against NOI targets
  • Review property financials, invoices, recoveries, and operating costs alongside accounting support
  • Coordinate preventative maintenance programs and oversee building condition standards
  • Manage vendors and contractors including tendering, pricing reviews, scheduling, and performance oversight
  • Conduct regular property inspections and ensure deficiencies are addressed promptly
  • Work closely with ownership on capital projects, operational planning, and portfolio priorities
  • Collaborate with leasing, accounting, and external service providers to support overall asset performance
  • Ensure properties operate in compliance with safety standards, policies, and applicable regulations

What You Bring to the Table
  • 5+ years of commercial property management experience with exposure to industrial and/or retail assets
  • Strong budgeting, financial reporting, and operational management skills
  • Experience managing contractors, service agreements, and maintenance programs
  • Ability to build strong tenant relationships while maintaining professionalism and accountability
  • Organized and proactive approach with strong prioritization and follow-through
  • Solid understanding of building operations and property maintenance practices
  • Strong communication skills with tenants, vendors, ownership, and internal teams
  • Experience with property management software and Microsoft Office Suite

What's in It for You
  • Manageable portfolio size with realistic expectations
  • Limited overtime and strong work-life balance
  • Stable ownership group with long-term mindset
  • Autonomy and trust in managing your portfolio
  • Collaborative and supportive team environment
  • Opportunity to contribute to operational improvements and long-term planning
