Job description

MK Development is a high-end residential design and construction firm specializing in custom homes, renovations, and luxury residential projects throughout Northern Virginia, Washington, DC, and nearby Maryland. As a sister firm of Procon Consulting, MK Development combines strong project controls, disciplined construction management, and a client-focused approach to delivering exceptional residential homes.

MK Development is seeking a highly organized and experienced Residential Project Manager to oversee high-end residential construction projects from planning through completion. This role is responsible for managing daily project operations, coordinating subcontractors, supporting permitting and procurement activities, monitoring project budgets and schedules, and ensuring that work is completed safely, accurately, and to the premium quality standards expected in luxury residential construction.

The Residential Project Manager will travel regularly between local project sites, primarily in Fairfax County, Arlington County, Washington, DC, and nearby Maryland. The ideal candidate possesses strong residential construction knowledge including existing relationships with local vendors/subcontractors, excellent communication skills, and the agility to manage multiple projects with competing priorities.

Qualifications & Skills
  • 7-10 years of experience is required. Must have expertise with residential construction.
  • Proven experience managing residential construction projects, preferably in high-end custom homes, luxury renovations, or similar work.
  • Ability to read and interpret construction blueprints, architectural drawings, interior and exterior elevation drawings, specifications, and related construction documents.
  • Strong understanding of construction sequencing, trade coordination, site logistics, permitting, inspections, and quality control.
  • Demonstrated experience coordinating subcontractors, vendors, materials, schedules, and project documentation.
  • Excellent verbal and written communication skills.
  • Highly organized and detail-oriented with the ability to manage multiple projects under urgent deadlines.
  • Strong time management, decision-making, and problem-solving skills.
  • Ability to communicate professionally and effectively with high-net-worth clients, subcontractors, inspectors, designers, and internal leadership.
  • Proficiency with laptops, tablets, and modern construction management or project tracking software.
  • Valid driverโ€™s license and the ability to travel locally between project sites.
Preferred Qualifications
  • Direct experience working on luxury residential projects in Northern Virginia, Washington, DC, or nearby Maryland.

Responsibilities & DutiesProject Management & Site Coordination
  • Cradle to grave project oversight to ensure an excellent customer experience, from job prospecting through design and construction, and ultimately to successful turnover.
  • Manage day-to-day operations for high-end residential construction projects, including custom homes, luxury renovations, and related improvements.
  • Travel between project sites to monitor progress, resolve field issues, coordinate activities, and ensure work aligns with plans and specifications.
  • Define project scope, objectives, deliverables, and expectations in coordination with leadership, clients, design teams, and subcontractors.
  • Conduct inspections at critical phases of construction to confirm quality, progress, and compliance with project requirements.
  • Drive project closeout activities, including punch lists, final inspections, documentation, and client turnover.
Project Administration
  • Maintain project administration in an accurate, organized, and timely manner.
  • Track project documentation, schedules, submittals, change orders, RFIs, permits, inspections, and related records.
  • Contribute construction expertise to project planning, strategic reviews, status updates, and operational discussions.
  • Prepare and communicate project updates to leadership, clients, subcontractors, vendors, and internal team members.
Budget, Schedule & Cost Control
  • Monitor project expenditures in coordination with the project team to ensure adherence to approved budgets.
  • Assist with cost tracking, subcontractor pricing, change order review, material purchasing, and budget forecasting.
  • Identify potential cost, schedule, quality, or scope risks early and proactively develop practical solutions.
  • Manage project timelines and urgent deadlines without sacrificing attention to detail or quality.
Procurement, Permitting & Vendor Coordination
  • Coordinate the procurement and delivery of materials, equipment, and supplies needed for active projects.
  • Support the permitting process by gathering necessary documentation and coordinating with local jurisdictions.
  • Manage subcontractors by identifying, evaluating, selecting, coordinating, and overseeing qualified trade partners.
  • Cultivate and maintain strong working relationships with subcontractors, vendors, inspectors, design professionals, and clients.
Team Leadership & Safety
  • Support team development objectives by helping select, onboard, train, and coordinate field personnel.
  • Communicate expectations clearly and professionally to employees, subcontractors, vendors, and stakeholders.
  • Assess and support broader project safety and financial goals.
  • Maintain a safe, secure, and healthy work environment by enforcing applicable guidelines, standards, and procedures.
  • Prevent fines, delays, and work interruptions by ensuring strict compliance with building codes, safety requirements, and inspection protocols.
