Who You Are
You are an experienced Mortgage Loan Originator who excels at building relationships and turning those relationships into long-term referral partnerships.
You may already have experience working with home builders and onsite sales teams—or you may be a successful Loan Officer who has built a strong referral-based business and is ready for the opportunity to develop an entirely new channel.
Either way, you understand that great referral relationships aren't created by simply asking for business. They're created by being present, providing value, solving problems, earning trust, and consistently delivering for your partners and their clients.

We're looking for one Loan Officer to take ownership of developing Southern Mortgage Solutions' builder relationships throughout Georgia, Florida, and Alabama.

This is not simply another territory within our company. You will be the sole Loan Officer dedicated to building our builder channel across our entire three-state footprint.

Who We Are
We are Southern Mortgage Solutions, a rapidly growing mortgage brokerage built around a simple philosophy: talented Loan Officers should be able to focus on relationships and originating loans, while having the infrastructure behind them to execute at a high level.
Our entire company is 100% remote, but we have intentionally built a collaborative, inclusive, family-oriented culture through accessible leadership, mentorship, communication, and a strong in-house operations team.
We are currently licensed in Georgia, Florida, and Alabama, with continued expansion underway.
Rather than asking you to build a builder division from scratch, we're giving you the opportunity to build it using an existing company's reputation, lending platform, leadership, mentorship, marketing resources, licensed support staff, and processing infrastructure.

You build the relationships. We'll give you the infrastructure to help you grow and maintain them.

The Opportunity: Own Our Builder Channel
Southern Mortgage Solutions is looking for one person to develop and own our builder channel across Georgia, Florida, and Alabama.

You will be responsible for establishing relationships with home builders, developers, builder leadership, sales managers, and onsite new-home sales teams throughout all three states.
You will have the freedom to develop those relationships while leveraging the framework and reputation of an established mortgage brokerage.
As those partnerships grow, you remain the Loan Officer responsible for the builder relationships you develop and the mortgage opportunities generated through them.

We aren't building a team of Loan Officers who will compete with you for builder relationships.
This is your channel to build.

What You'll Do
  • Develop Builder Relationships: Identify, prospect, establish, and maintain relationships with home builders, developers, builder leadership, sales managers, and onsite new-home sales teams throughout Georgia, Florida, and Alabama.
  • Become Their Mortgage Resource: Position yourself and Southern Mortgage Solutions as a trusted financing resource by providing solutions, product knowledge, responsiveness, and exceptional service—not simply asking for referrals.
  • Build Relationships With Onsite Sales Teams: Regularly visit communities and develop relationships with the people working directly with buyers every day.
  • Develop Preferred-Lender Opportunities: Identify opportunities for Southern Mortgage Solutions to become a preferred, recommended, or trusted lending partner within builder communities.
  • Educate Builder Partners: Provide mortgage education, financing scenarios, product updates, market information, and creative solutions that can help sales teams convert prospects into homeowners.
  • Maintain a Physical Presence: Attend builder meetings, community events, grand openings, Realtor events, sales meetings, and other opportunities throughout the territory. Although your position is remote, this is a relationship-driven role that requires travel and face-to-face interaction.
  • Originate the Business You Build: Work directly with borrowers generated through your builder relationships and guide them through the mortgage process from application through closing.
  • Leverage Our Operations Team: Utilize our licensed Loan Officer Assistants and in-house processors so you can spend less time chasing documents and more time developing relationships and generating business.
  • Create Long-Term Partnerships: Our goal isn't a one-time referral. It's becoming an extension of the builder's sales organization and developing relationships that produce business year after year.

We offer a highly competitive compensation structure designed to reward self-generated production without complicated production tiers or unnecessary deductions.
Just as importantly, we don't believe Loan Officers should have to give back portions of their compensation every month simply to access the tools and support they need to do their jobs.
No Processing Fees

Our in-house processing team is included at no cost to you. There is no processing fee deducted from your commission for using our team.
Once your borrowers are under contract, our processors help manage the file through closing so you can stay focused on your clients and growing your builder relationships.
No Software or Technology Fees

The systems and technology you need to originate through Southern Mortgage Solutions are provided without monthly software, technology, or platform fees charged back to you.

No In-House Marketing Fees

You have access to our in-house marketing resources at no additional cost.

Use our existing marketing infrastructure to help you develop builder presentations, maintain relationships, promote partnerships, and grow your presence within the new-construction market without being charged every time you need marketing support.
Licensed LOA Support Included

You and your referral partners have access to licensed Loan Officer Assistant support to assist with applications, pre-approval documentation, and the day-to-day needs of your clients.
There is no fee or reduction in your commission for utilizing this support.

You'll have direct access to leadership and mentors who can help strategize relationships, structure difficult scenarios, identify lending solutions, and help you grow the builder channel.
An Established Infrastructure Behind You
You aren't being asked to create a mortgage company while simultaneously creating a builder business.
You will have Southern Mortgage Solutions' existing lender relationships, product offerings, operations team, processing infrastructure, licensed support, marketing resources, technology, leadership, mentorship, and reputation behind you.
Your job is to take that platform into the builder community and build something significant with it.

Required Qualifications
  • Active NMLS number and prior Mortgage Loan Originator experience
  • Must reside in Georgia, Florida, or Alabama
  • Must currently hold or be eligible to obtain an MLO license in their home state
  • Must be willing and able to become licensed in Georgia, Florida, and Alabama
  • Proven ability to develop professional relationships and generate referral-based business
  • Strong communication, presentation, and interpersonal skills
  • Self-motivated and comfortable developing new relationships independently
  • Ability to work effectively in a fully remote environment
  • Willingness to travel throughout Georgia, Florida, and Alabama to develop and maintain builder relationships
  • Strong understanding of mortgage products and ability to clearly communicate financing strategies to industry professionals and consumers
Preferred, But Not Required
  • Existing relationships with home builders, developers, or onsite sales teams
  • Previous new-construction lending experience
  • Experience developing Realtor or other referral-partner relationships
  • Experience working within the mortgage brokerage channel
  • Demonstrated history of self-generated mortgage production
  • Experience presenting or providing training to real estate professionals or sales teams
Prior builder relationships are NOT required.

We're more interested in finding someone with the personality, work ethic, mortgage knowledge, and relationship-building ability to create them.

This position is not designed for someone looking to sit behind a computer and wait for leads to arrive.
We're looking for someone who gets excited about walking into a new community, introducing themselves to a sales team, figuring out what that builder needs from a lending partner, and then earning their business.
