Job description

McGowan Mortgages — a top-producing branch of NEXA Mortgage LLC — is hiring a remote Mortgage Loan Processor to move purchase and refinance files from submission to clear-to-close.

We are a broker shop with access to 300+ wholesale lenders, which means you will work across many lender guidelines and portals rather than one set of overlays. Our processors own their files: you order and track third-party services, clear conditions, communicate with borrowers and agents, and drive the file to closing.

What We Offer:

  • $65,000 - $80,000 annually, based on experience

  • Fully remote — work from anywhere in the U.S.

  • Access to 300+ wholesale lenders and AI-powered workflow tools

  • Direct access to the producing Branch Manager, Derek McGowan

  • Real growth path into senior processing and operations roles

Compensation:

$65,000 - $80,000 yearly

Responsibilities:
  • Obtain property documentation to process mortgage loan files, including appraisals, inspections, title searches, site surveys, contracts, and property tax records
  • Assist borrowers in determining the best mortgage type based on interview and situation
  • Prepare and submit detailed loan packages to the lender underwriting department for approval or denial
  • Decide the creditworthiness and complete the mortgage loan application by working with the borrower to obtain necessary and verified financial documentation, such as credit reports
  • Ensure loan files meet lending and regulatory guidelines and policies
  • Process purchase and refinance files from submission through clear-to-close across multiple wholesale lenders

  • Review 1003s, income, asset, and credit documentation for accuracy and completeness before submission

  • Order and track appraisals, title, HOI, VOEs, payoffs, and flood certifications

  • Clear underwriting conditions promptly and rebut conditions when the file supports it

  • Keep borrowers, buyer's and, listing agents, and title updated on file status and deadlines

  • Monitor rate lock expirations, closing dates, and document expiration dates on every file

  • Maintain accurate file data in our LOS and pipeline boards

Qualifications:
  • Strong analytical and time management skills and superior attention to detail
  • Excellent written and verbal communication skills are a requirement
  • Experience in mortgage lending and knowledge of loan types, such as FHA, FHLB, FNMA, or VA loans required
  • High school diploma or GED required - Associate’s degree in accounting, finance, or business preferred
  • At least 2 years of loan processing experience required
  • 1+ years of mortgage loan processing experience (broker or lender side)

  • Working knowledge of conventional, FHA, VA, and non-QM/DSCR guidelines

  • Hands-on experience with an LOS — ARIVE, Encompass, LendingPad, or Calyx preferred

  • Strong written communication; you will be emailing borrowers, agents, and lender reps daily

  • Highly organized and able to manage 20+ active files without dropping deadlines

  • Authorized to work in the United States; able to work U.S. business hours
