Job description

Anchor Real Estate of Eastern North Carolina is hiring an Assistant Property Manager for our Richlands / Central Jacksonville portfolio. This person manages the daily owner and tenant experience: maintenance coordination, inspections, renewals, and lease compliance, with the expectation of taking full ownership of that portfolio over time.


You will be the person owners and tenants call when something needs an answer, a decision, or a firm, professional conversation. This role requires clear documentation, consistent follow-through, and the ability to stay level-headed with an upset caller.


Obtaining a North Carolina Real Estate Broker's license is required within one year of hire. This is a growth-track property management role, not a temporary office job.

Compensation:

$45,000+ Depending on Experience


Responsibilities:
  • Serve as the primary point of contact for owners and residents in the portfolio, responding promptly and documenting every conversation and decision in AppFolio
  • Coordinate maintenance requests with the Maintenance Coordinator, keep owners and tenants updated throughout the repair process, and follow approval thresholds and emergency response standards
  • Review inspection reports, flag items needing owner or tenant follow-up, and support fair, well-documented move-in and move-out processes
  • Manage renewals and lease documentation, including pricing conversations, tenant retention, and rent-readiness standards
  • Enforce lease terms professionally and firmly, directing tenants to the AppFolio portal for maintenance requests, rent, and routine communication
  • Escalate legal, fair housing, habitability, trust accounting, or other high-risk issues to the Director or Broker in Charge
  • Support Anchor's portfolio growth by maintaining documentation standards, service quality, and a coachable, accountable approach to the work

Qualifications:
  • Ability to work fully on-site, Monday through Friday, 8:00 AM to 5:00 PM, at our Jacksonville, NC office
  • Strong written and verbal communication skills
  • High attention to detail and comfort with detailed documentation
  • Ability to stay calm and professional with upset owners or tenants
  • Willingness to obtain a North Carolina real estate license within one year of hire
  • Computer proficiency, ability to learn new software systems quickly, forward thinking when it comes to advanced technology, and AI in an office setting.
  • Prior property management, real estate, leasing, or high-volume customer service experience
  • This role is not a fit for candidates who: Want remote or hybrid work, Are looking for a low-pressure receptionist-style role, Want to move into real estate sales rather than property management, Are not willing to pursue licensing, or Struggle with firm conversations or consistent documentation
