Job description

Anchor Real Estate of Eastern North Carolina is looking for an Assistant Property Manager to take on the daily work of running a residential portfolio: coordinating maintenance, handling inspections, managing renewals, and keeping every lease in compliance. Over time, this role grows into full ownership of that portfolio.

When an owner or tenant needs an answer, a decision, or a firm conversation handled the right way, you're the one they call. That means documenting everything clearly, following through without being reminded, and staying level-headed even when the person on the other end of the line isn't.

Within your first year, you'll need to obtain a North Carolina Real Estate Broker's license. This is a real, growth-track career in property management, not a stepping stone or a temporary desk job.

Day-to-day, you'll work inside AppFolio alongside a team that holds documentation and follow-through to a real standard. Our owners are military homeowners, accidental landlords, remote investors, and small-portfolio owners who need someone they can trust to protect their property and manage their tenant relationships well. If you're looking to build an actual career in property management, not just answer phones until something better comes along, this is the role.

Compensation:

$45,000+


Responsibilities:

  • Be the go-to contact for owners and residents in your portfolio, answering quickly and logging every call, email, and decision in AppFolio.

  • Field maintenance requests, keep owners and tenants in the loop from first report to final repair, and work within approval thresholds and emergency response protocols.

  • Read inspection reports closely, flag anything that needs owner or tenant attention, and keep move-in and move-out documentation clean and defensible.

  • Handle lease renewals and documentation, including rent pricing discussions once licensed, tenant retention efforts, and rent-readiness checks.

  • Hold the line on lease terms with professionalism, and steer tenants toward the AppFolio portal for maintenance, rent, and day-to-day communication.

  • Loop in the Director or Broker in Charge on anything involving legal exposure, fair housing, habitability, trust accounting, or other high-risk territory.

  • Back Anchor's growth by keeping your documentation tight, your service consistent, and staying coachable and accountable in how you work.


Qualifications:
  • Reliable and able to be on-site every weekday, 8:00 AM to 5:00 PM, at our Jacksonville, NC office.
  • Clear, confident communicator in both writing and conversation.
  • Naturally detail-driven, with a genuine comfort for thorough, accurate documentation.
  • Able to keep a level head and a professional tone when an owner or tenant is upset.
  • Open to pursuing a North Carolina real estate license within your first year on the job.
  • Comfortable with technology: quick to pick up new software, and genuinely curious about how tools like AI can make the work more efficient.
  • Background in property management, real estate, leasing, or fast-paced customer service is a strong plus.
  • This isn't the right fit if you want remote or hybrid work, are looking for a quiet receptionist-style role, would rather move into real estate sales than property management, aren't open to getting licensed, or find it hard to hold a firm line or keep consistent records.
