Freelance Digital Marketer - Washington D.C. We're a shared‐housing operator expanding in Washington, D.C., looking for a freelance digital marketing expert with proven experience in real estate rental growth and a creative mindset to help us drive qualified leads through data‐driven Meta (Facebook/Instagram) and Google Ads campaigns. Our goal: increase visibility and qualified applications for our four D.C.

shared houses: premium, design‐led homes for young professionals staying three months or more. Your mission Market Expertise: Use your deep understanding of the D.C. housing and rental landscape to identify target audiences (young professionals, students, remote workers) and craft tailored, high‐performing campaigns.

Campaign Strategy: Build and manage performance‐driven Meta + Google Ads campaigns to generate qualified inquiries and applications. CAC Optimization: Pilot our cost‐per‐acquisition (CAC) tracking and testing framework to continuously improve efficiency across campaigns. Tracking & Analytics: Implement and refine conversion tracking (Meta Pixel, GA4, Google Ads) to measure tangible results like booked calls and signed leases.

Creative Direction: Bring fresh, locally relevant ideas to position coliving in a market that's still maturing—testing angles, visuals, and copy that educate and inspire new audiences. Scaling & Iteration: Recommend strategies for retargeting, lookalike audiences, and keyword expansion based on campaign learnings. What we're looking for Proven success running Meta + Google Ads for real estate, housing, or rental growth.

Strong knowledge of the Washington, D.C. market and local audience dynamics. Demonstrated ability to pilot and lower CAC through experimentation and analysis.

Strong creative instincts—able to turn insights into compelling campaigns. Based in the U.S. (East Coast time zone preferred).
