Job description

Senior Permit Expediter - Contract / Part-Time

Position Overview
Metacomet Construction is seeking an experienced Senior Permit Expediter to support our construction and renovation projects throughout New York City on a flexible, part-time/contract basis.
This role is intended for an experienced NYC permitting professional who can independently manage the permitting process from pre-filing review through permit issuance and project closeout. The ideal candidate has strong working knowledge of NYC Department of Buildings procedures, DOB NOW, BIS, applicable agency requirements, and the practical realities of moving filings through the approval process.
This is not an entry-level expediting position. We are looking for someone who can review a project, identify potential permitting issues early, develop a filing strategy, coordinate with architects/engineers and project managers, and proactively drive approvals.
Responsibilities
  • Manage DOB filings and permitting for renovation, alteration, and construction projects throughout NYC.
  • Review drawings and project scopes prior to filing to identify potential permitting, zoning, code, or documentation issues.
  • Advise project teams on appropriate filing strategies, permit sequencing, required applications, and agency approvals.
  • Prepare, submit, track, and coordinate applications through DOB NOW and BIS, as applicable.
  • Coordinate with architects, engineers, special inspectors, contractors, and ownership teams to obtain required documentation and resolve filing issues.
  • Monitor plan examinations, objections, audits, and agency comments and proactively coordinate responses.
  • Attend or coordinate DOB appointments and meetings when necessary to resolve outstanding issues.
  • Manage permit issuance, renewals, amendments, superseding applications, and related filings.
  • Assist with electrical, plumbing, mechanical, fire protection, and other trade-related permitting coordination.
  • Coordinate with other NYC agencies when required, including FDNY, DOT, DEP, LPC, and others depending on project scope.
  • Research existing building records, open applications, permits, violations, certificates of occupancy, and related property documentation.
  • Identify permitting risks that could impact construction schedules and communicate them clearly to the project team.
  • Maintain accurate permit logs and provide concise status updates, including outstanding items, responsible parties, and required next steps.
  • Support project closeout, including sign-offs, letters of completion, certificates of occupancy, and resolution of open applications where applicable.
  • Develop strong working relationships with Metacomet's project management team and become a trusted resource for NYC permitting and filing questions.

Qualifications
  • 5+ years of NYC permit expediting / filing experience, preferably with significant responsibility for independently managing projects.
  • Strong working knowledge of NYC DOB, DOB NOW, BIS, and NYC permitting procedures.
  • Experience with interior renovations, multifamily residential buildings, commercial spaces, and building alteration projects strongly preferred.
  • Ability to read and understand architectural and engineering drawings.
  • Strong understanding of the relationship between construction scope, filing requirements, permits, inspections, and project closeout.
  • Experience identifying potential filing and permitting issues before they become schedule problems.
  • Established familiarity with NYC DOB borough offices, plan examination procedures, and agency workflows.
  • Highly organized and capable of managing multiple active projects simultaneously.
  • Strong communication skills and ability to work directly with project managers, architects, engineers, contractors, and agency personnel.
  • Ability to work independently with limited supervision and take ownership of permitting assignments from start to finish.

Schedule & Structure
  • This is a contract / part-time position with a flexible schedule. The anticipated workload will vary based on active project volume.
  • The role will primarily involve remote coordination and filing work, with availability for in-person agency visits, project meetings, or site visits within New York City when necessary.
  • We are open to structuring the engagement based on the right candidate's availability, including a recurring weekly commitment or project-based arrangement.
