Position Overview

We are seeking a detail-oriented and experienced Commercial Roofing Estimator to join our team. In this role, you will develop accurate and competitive bids for commercial roofing projects while working closely with project managers, clients, and suppliers to ensure seamless execution from proposal through award. As Summit Sealants expands, high-performing estimators will have the opportunity to cross-train and grow their scope across our other specialty contracting divisions.

Key Responsibilities

  • Prepare accurate, competitive bids and proposals for commercial roofing projects including TPO, BUR, metal, and coating systems
  • Conduct detailed material and labor takeoffs from project plans, specifications, and site measurements
  • Review project drawings, specifications, and scope documents to develop comprehensive scopes of work
  • Solicit and evaluate pricing from suppliers and subcontractors to ensure competitive cost inputs
  • Identify and communicate scope gaps, exclusions, and clarifications to project stakeholders
  • Coordinate with project managers and the sales team to align estimates with project goals and client expectations
  • Track and maintain bid logs, estimate files, and historical cost data for future reference
  • Prepare and issue change order estimates as project scopes evolve
  • Attend virtual pre-bid meetings, site walkthroughs (when required), and client calls
  • Support business development efforts by providing timely, well-organized proposals
  • Cross-train on estimating workflows across other Summit Sealants divisions (waterproofing, concrete repair, sealants, insulation, and more) as opportunities arise, expanding your scope and earning potential

Qualifications & Requirements

  • 2–5 years of commercial roofing estimating experience (TPO, BUR, metal, coatings preferred)
  • Demonstrated ability to read and interpret construction drawings, specifications, and contract documents
  • Proficiency with takeoff and estimating software (e.g., Bluebeam, PlanSwift, or similar)
  • Strong working knowledge of Microsoft Excel and Word for bid preparation and reporting
  • Solid understanding of commercial roofing materials, labor costs, and market pricing
  • Excellent written and verbal communication skills for client-facing proposals and internal coordination
  • Highly organized and self-motivated — able to manage multiple bids simultaneously in a remote environment
  • Familiarity with OSHA safety standards and general construction practices

  • Experience with Google Earth or aerial measurement tools for remote site assessments
  • Background in field roofing, waterproofing, or specialty restoration contracting is a plus
  • Familiarity with building codes and energy compliance requirements for commercial roofs
