Job description

The Field Construction Manager serves as the Owner's on-site representative and is responsible for daily field leadership, construction oversight, contractor coordination, schedule validation, quality management, and project execution for mission-critical facilities. This role is highly field-oriented and requires a strong presence on site to ensure construction activities are progressing safely, efficiently, and in accordance with project requirements. The Field Construction Manager partners closely with General Contractors, subcontractors, vendors, commissioning teams, and owner stakeholders to provide independent verification of construction progress, validate contractor-reported schedule updates, and ensure visibility into actual versus planned project performance. This individual serves as the Owner's advocate in the field, helping identify risks, resolve issues, and drive accountability throughout the construction process.
Minimum Qualifications:
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
  • 5-7 years of commercial, industrial, mission-critical, semiconductor, life sciences, or data center construction experience
  • Extensive field experience managing large-scale construction projects through all phases of delivery
  • Strong understanding of civil, structural, architectural, mechanical, electrical, plumbing, and low-voltage systems
  • Experience working directly with General Contractors and trade partners in active construction environments
  • Ability to read and interpret construction drawings, specifications, shop drawings, schedules, and contract documents
  • Strong knowledge of construction sequencing, means and methods, and field logistics
  • Proficiency with Microsoft Word, Excel, PowerPoint, and Project
  • OSHA 30 certification preferred
  • PMP, CCM, PE, or similar certifications are a plus
  • Strong analytical, communication, leadership, and conflict-resolution skills
  • Ability to proactively identify issues and drive solutions across multiple stakeholders and teams

Duties and Responsibilities:
  • Serve as the Owner's primary on-site representative throughout all phases of construction.
  • Maintain a consistent field presence and conduct daily site walks across all active construction areas.
  • Monitor civil, structural, architectural, mechanical, electrical, plumbing, and low-voltage construction activities to ensure compliance with project requirements.
  • Partner directly with the General Contractor to develop, review, validate, and reconcile construction schedules.
  • Independently verify field progress against contractor-reported schedule updates and milestone completion.
  • Evaluate planned versus actual construction progress and provide accurate reporting on project status, risks, and schedule performance.
  • Review and validate monthly schedule updates, CPM schedules, recovery plans, and detailed look-ahead schedules.
  • Identify schedule risks, delays, and execution challenges and recommend mitigation or recovery strategies.
  • Conduct field-based assessments to verify completion percentages, manpower loading, work sequencing, and critical path activities.
  • Serve as the Owner's advocate in interactions with General Contractors, subcontractors, vendors, consultants, and commissioning teams.
  • Lead and participate in daily coordination meetings, Owner-Architect-Contractor (OAC) meetings, and project planning sessions.
  • Track action items, commitments, and open issues through resolution.
  • Monitor contractor performance and promote accountability for safety, quality, schedule, and overall project execution.
  • Review construction activities for compliance with contract documents, approved submittals, project specifications, and industry standards.
  • Perform field inspections and document observations, deficiencies, corrective actions, and quality concerns.
  • Verify workmanship, installation accuracy, and construction quality throughout the project lifecycle.
  • Support commissioning readiness reviews and ensure systems are prepared for startup and testing activities.
  • Coordinate commissioning schedules and activities to align with construction progress and equipment readiness.
  • Manage Owner-Furnished Contractor-Installed (OFCI) equipment logistics, delivery tracking, receiving, storage, and installation readiness.
  • Coordinate equipment deliveries, rigging activities, crane operations, and installation sequencing.
  • Monitor procurement and delivery status of long-lead equipment and identify potential impacts to project milestones.
  • Coordinate owner-directed vendors including commissioning agents, IT contractors, testing agencies, consultants, and specialty vendors.
  • Support customer fit-out activities and ensure alignment with base-building construction schedules.
  • Coordinate facility operations activities including MOPs, shutdowns, utility tie-ins, notifications, and operational impacts.
  • Support planning and execution of critical utility outages and operationally sensitive construction activities.
  • Review and provide field input on GMP buyouts, constructability reviews, and value-engineering proposals.
  • Review change orders and evaluate potential impacts to schedule, constructability, quality, and project execution.
  • Validate monthly pay applications against observed construction progress and work-in-place.
  • Provide recommendations regarding cost avoidance opportunities, risk mitigation strategies, and construction efficiencies.
  • Maintain accurate daily and weekly field reports documenting manpower, installed progress, key activities, project risks, and major accomplishments.
  • Track and manage project documentation including RFIs, submittals, change orders, permits, and project logs.
  • Provide routine construction progress updates and executive-level reporting to Owner leadership.
  • Support permitting efforts, AHJ coordination, inspections, and Certificate of Occupancy requirements.
  • Monitor project compliance with applicable codes, regulations, and permitting requirements.
  • Lead punch list development, completion tracking, and closeout activities.
  • Coordinate final inspections, turnover readiness reviews, and owner acceptance activities.
  • Verify completion of as-built documentation, O&M manuals, training requirements, and turnover deliverables.
  • Support project financial reconciliation and contract closeout processes.
  • Facilitate successful transition of completed systems and facilities to operations teams.
  • Utilize modern construction management tools and technology to support field coordination, documentation, reporting, and project execution.
