Job description

The Real Estate Manager supports the Company's real estate operations by preparing standard real estate documentation and reviewing title and survey to identify and help clear matters that may impede project site control. This position reports to the Vice President of Real Estate and Compliance and may also receive direct assignments from our Senior Real Estate Managers and Legal Department attorneys, who provide guidance and serve as escalation resources on complex matters.

New Energy Equity is a fast-paced and rapidly growing company. The Real Estate Manager is expected to manage a defined workload independently, apply sound judgment within established guidelines, escalate novel or high-risk issues appropriately, and consistently meet scheduled completion dates.


Key Responsibilities


Title & Survey Review

  • Review title commitments, reports, exceptions, and ALTA surveys to identify risks and impediments to project development - including encroachments, boundary discrepancies, and access issues - and recommend mitigation or curative measures for senior review
  • Assist in resolving routine title defects and objections, escalating complex or contested matters
  • Support real estate diligence for financing transactions, including tax equity and sale leaseback structures, by compiling documentation and completing assigned tasks under senior oversight


Transactions & Documentation

  • Draft, proof, and revise standard real estate documents - amendments, PSAs, options, easements, NDAs, and SNDAs - using approved Company templates
  • Assist attorneys and Senior Real Estate Managers with negotiation of standard form leases, easements, and purchase agreements
  • Procure non-disturbance agreements from landowner mortgage lenders, tenant farmers, other solar developers, and mineral owners; obtain encroachment agreements and consents to improvements from utility providers
  • Prepare and circulate third-party approval requests and track outstanding items to closing
  • Advise business units on routine questions regarding encumbrances and site control, consulting senior team members on matters involving material risk


Records, Systems & Process

  • Maintain accurate, organized real estate records and timely transaction data across the Company's electronic and physical filing systems, trackers, and databases
  • Contribute to digital transformation and automation initiatives, including applying AI-enabled tools for document review and research, as directed
  • Support departmental reporting, reference tools, templates, and checklists, and suggest process improvements within assigned areas of responsibility


Additional

  • Perform legal research as requested and other tasks as assigned by the Vice President, Senior Real Estate Managers, or attorneys
  • Maintain (or obtain within a reasonable period following hire) a notary commission with the State of Maryland and provide notarial services as needed


Qualifications

  • Bachelor's degree in a related field preferred; paralegal certification from an ABA-accredited institution, or coursework in real estate or renewable energy, a plus
  • Minimum of three to five years' experience in real estate at a law firm, title/mortgage company, bank, or energy company; renewable energy experience preferred, with direct solar experience a plus
  • Working knowledge of title insurance policies, endorsements, and commitment requirements, and the ability to identify and assess risk items in title and survey documentation and propose mitigative or curative measures
  • Ability to read and comprehend ALTA surveys
  • General familiarity with financing transactions, including tax equity and sale leaseback structures, and the real estate diligence required to support such financing
  • Working knowledge of real estate documentation, terminology, and recording practices
  • Experience drafting legal documents and agreements

Location and Travel:

This position may be based in Annapolis, MD; Roseville, MN; Boulder, CO; Horseheads, NY; or the greater Boston, MA area. Remote work arrangements may be considered based on business needs and candidate qualifications. Travel of approximately 10% is expected.

The expected annual compensation range for this position is $85,000 - $100,000, encompassing base pay and potential incentive target opportunity. This range is a good faith estimate based on the position's requirements. Specific compensation offered to the selected candidate may vary depending on factors such as relevant knowledge, skills, training, experience, and market conditions.
