Job Summary

The Senior Property Analyst supports key components of Property Accounting and reports directly to the Senior Manager - Property Accounting. This role is an integral member of the Property Accounting team, working cross-departmentally to ensure efficient processes, timely reconciliations, accurate reporting and forecasting as well as strong audit readiness related to the Company's fixed assets and leases.

This role is based in Dallas (Coppell), TX and follows a hybrid schedule (3 days in office). We are currently focused on local candidates or those open to relocating to the area at their own expense. At this time, we are unable to provide sponsorship support.

What You'll Do

  • Partner with IT to improve ERP reporting and drive continuous improvements in processes post-implementation of Oracle Fusionย 

  • Conduct User Acceptance Testing (UAT) for active and future development tickets to validate accuracy and functionalityย 

  • Complete special projects requiring analysis of financial information and knowledge of the business and property accountingย 

  • Prepare and streamline various monthly property reconciliations utilizing automation, ensuring completeness, accuracy, and compliance with internal controlsย 

  • Prepare monthly and annual depreciation forecasts and assist with lease forecasts, with focus on automation and efficiencyย 

  • Partner with Real Estate Development & Construction to provide ad hoc analysis and improve processes, including optimizing PayApp processesย 

  • Work cross-functionally with Supply Chain and Facilities to improve Fixed Assets and Project Accounting processesย 

  • Support external audit requests and ensure compliance with internal controlsย 

  • Support post-ERP stabilization efforts and ongoing process improvements across property accounting workflowsย 

What You Bring to the Team

  • Degree in Accountingย 

  • 3-5+ years of relevant accounting experienceย 

  • Advanced proficiency in Microsoft Excel (XLOOKUPs, Pivot tables, etc.)ย 

  • Experience with property accounting, fixed assets, or lease accounting strongly preferredย 

  • Experience with Oracle Fusion (Fixed Assets or Lease modules preferred)ย 

  • Experience in retail/hospitality or multi-location environmentsย 

  • Proactive in using AI-powered analytics, Power BI, or similar tools to improve data analysis and automation
  • Attention to detail and data quality controlย 

  • Proficient analytical, problem-solving, and decision-making skillsย 

  • Work independently and effectively manage time and resources; able to multitask and adapt in a dynamic environmentย 

  • Ability to operate effectively in an evolving, ambiguous environment with minimal directionย
