AH Realty Trust, a publicly traded REIT, is seeking a Portfolio Accountant to support the financial reporting and accounting operations of a growing commercial real estate portfolio. This role offers the opportunity to work alongside experienced real estate professionals and gain exposure to complex accounting activities, including portfolio consolidations, acquisition accounting, lease analysis, fixed assets, depreciation, and SEC reporting. We are looking for an accounting professional who combines strong technical skills with curiosity, initiative, and the ability to collaborate across departments.


Job summary: The Portfolio Accountant plays a critical role in maintaining the financial integrity of a diverse commercial real estate portfolio. Working closely with Asset Management, Property Management, and internal accounting teams, this position is responsible for accurate financial reporting, GAAP compliance, portfolio accounting activities, and supporting strategic transactions including acquisitions and dispositions. The successful candidate will bring strong analytical skills, attention to detail, and a desire to contribute to a high-performing real estate organization.


Responsibilities:

  • Participate in property acquisitions and dispositions, including purchase price allocation coordination, acquisition accounting, and post-closing settlement activities.ย 
  • Review commercial leases and prepare straight-line rent schedules in accordance with GAAP.ย 
  • Participate in quarterly and annual SEC reporting.ย 
  • Partner with Asset Management to provide financial analysis related to new leases, renewals, and lease modifications.ย 
  • Participate in portfolio consolidations and intercompany eliminations.
  • Coordinate accounting activities with internal Asset Managers and third-party Property Managers.ย 
  • Prepare monthly journal entries, including accruals, insurance, real estate taxes, fixed assets, depreciation, and bad debt.ย 
  • Perform monthly account reconciliations.ย 
  • Analyze income statement and balance sheet accounts.ย 
  • Investigate and resolve accounting discrepancies.ย 
  • Prepare monthly variance analyses.
  • Identify opportunities to improve accounting processes, strengthen internal controls, and enhance the efficiency of the month-end close.
  • Serve as the primary accounting liaison for third-party property accounting firms, ensuring timely and accurate financial reporting and adherence to internal deadlines.

  • Build strong working relationships with Asset Management, Property Management, and third-party accounting partners to ensure accurate and timely financial reporting.ย 
  • Produce accurate monthly financial statements and account reconciliations while consistently meeting reporting deadlines.ย 
  • Apply strong analytical skills to identify unusual account activity, investigate discrepancies, and recommend practical solutions.ย 
  • Effectively manage multiple properties, competing priorities, and month-end deadlines with exceptional attention to detail.ย 
  • Demonstrate a commitment to continuous improvement by identifying opportunities to streamline accounting processes and strengthen internal controls.ย 
  • Take ownership of assigned responsibilities while collaborating effectively across departments.ย 
  • Expand technical knowledge of commercial real estate accounting, including acquisitions, lease accounting, consolidations, and SEC reporting.


Requirements

Required Qualifications:

  • Bachelor's degree in accounting.
  • 1-4 years of accounting experience.
  • Intermediate to advanced MS Excel skills, proficient in MS Word and Outlook.ย 
  • Excellent analytical and communication skills with superior attention to detail.
  • Great interpersonal and relationship-building skills.
