How much do real estate wholesaler jobs pay per hour?

As of Aug 20, 2026, the average hourly pay for real estate wholesaler in the United States is $27.68, according to ZipRecruiter salary data. Most workers in this role earn between $19.23 and $29.33 per hour, depending on experience, location, and employer.

What is a real estate wholesaler?

Real estate wholesalers are individuals or companies who find properties being sold at below market value, secure them under contract, and then assign that contract to another buyer for a fee. They do not actually purchase the property themselves but act as intermediaries between motivated sellers and real estate investors. Wholesalers make money by charging an assignment fee, which is the difference between the price agreed upon with the seller and the price paid by the end buyer. This process typically requires strong networking, negotiation skills, and knowledge of local real estate markets.

What are the key skills and qualifications needed to thrive as a real estate wholesaler, and why are they important?

To thrive as a Real Estate Wholesaler, you need strong negotiation abilities, market analysis skills, and a solid understanding of real estate contracts and regulations, though formal education requirements are minimal. Familiarity with CRM software, online property databases, and electronic signature platforms is typically required. Outstanding communication, networking, and problem-solving skills help build relationships with sellers, buyers, and investors. These competencies enable wholesalers to identify lucrative deals, navigate transactions efficiently, and maintain a reliable pipeline of business opportunities.

What are some common challenges real estate wholesalers face when building a buyer's list, and how can they overcome them?

Real Estate Wholesalers often face difficulties in building a strong and reliable buyer's list, especially when starting out. Common challenges include finding serious investors, verifying their buying capacity, and maintaining regular communication. To overcome these challenges, wholesalers should consistently network at local real estate events, leverage online platforms like LinkedIn and Facebook groups, and thoroughly vet potential buyers through calls or meetings. Regular follow-ups and providing value-added market insights can also help build trust and long-term relationships.

What is the difference between Real Estate Wholesaler vs Real Estate Agent?

AspectReal Estate WholesalerReal Estate Agent
CredentialsNo formal license required in many states, but some may need a real estate licenseLicensed real estate license required
Work EnvironmentPrimarily works independently, focusing on finding deals and assigning contractsWorks for brokerages, assisting clients in buying/selling properties
Industry UsageCommon in investment and wholesale real estate marketsWidely used in residential and commercial property transactions

While both roles operate within the real estate industry, a real estate wholesaler focuses on securing property contracts to sell to investors, often without a license, whereas a real estate agent is licensed to facilitate property transactions for clients. Their work environments and credentials differ, but both are integral to real estate transactions.

How much does a real estate wholesaler make?

Real estate wholesalers typically earn between $20,000 and $100,000 annually, with income largely dependent on deal volume, experience, and market conditions. Many wholesalers work on a commission basis, earning a fee for each successful property sale or assignment, often ranging from $5,000 to $20,000 per deal.

Is it worth it to be a real estate wholesaler?

A real estate wholesaler earns profits by securing property contracts and selling them to investors, often requiring strong negotiation skills and market knowledge. The job can be profitable with low startup costs but involves significant effort in lead generation, building relationships, and understanding local laws. Success depends on market conditions and individual effort, making it potentially worthwhile for those willing to develop relevant skills and networks.
