Job Description:
Ryan Companies is hiring for a Real Estate Manager for a Class A office property. The Real Estate Manager creates and maintains value in real property consistent with the owner's objectives. This position is responsible for seeking the efficient balance of tenant owner relations, accurate financial reporting and budgeting, expense control, and proper risk management in compliance with the highest standard of professional ethics.
Some things you can expect to do:
  • Prepare and manage annual budgets for approval by owner; monitor adherence to meet owner financial expectations and adherence to management agreement and operating agreements.
  • Monitor competitive bidding, hiring and supervision of vendors and subcontractors
  • Schedule regular property inspections to target areas for improvement and to identify risk management issues
  • Meet monthly reporting deadlines with well-executed narrative and variance explanation
  • Create and anticipate opportunities for increasing revenue
  • Manage team activities necessary to support the respective operations
  • Review and analyze leases and prepare appropriate documents
  • Manage relationship proactively with building principals with a focus on tenant and stakeholder satisfaction
  • Assist in creating and updating long-range capital plans
  • Assist in implementation of capital work and tenant improvement projects
  • Work closely with Security Director to ensure security/safety protocols and policies are followed
  • Work with Janitorial Service Provider to ensure cleaning policies and procedures are maintained
  • Ability to work with building ownership to meet their needs without foregoing the Property's requirements.
  • Ability to successfully manage people and expectations toward a common goal.
  • Strong knowledge of building operations and maintenance.
  • Have a comprehensive knowledge of the governing documents.

To be successful in this role:
  • Bachelor's degree or comparable experience in Business, Economics or Real Estate. Internal Candidates will be considered with a 2-year degree and completion of two industry certifications such as RPA, CPM or CCIM.
  • Minimum five years experience in Commercial Property management.
  • Competent computer literacy, including experience with Yardi, MRI, property management systems, etc. a plus.
  • Excellent verbal and written communication.
  • Strong financial analysis ability for budgeting and operating cost supervision is required
  • Competent computer literacy including typical Microsoft products
  • Meet or exceed internal and external customer expectations on a daily basis
  • Professional and timely response to tenant, stakeholder and owner requests
  • Must be reliable and self-motivated to work independently
  • Must be able to successfully work as part of a team
  • Must be available and willing to respond to after-hour emergency calls from customers in a timely manner
