What you'll do

Manage and optimise the corporate real estate portfolio across North and South America, leading transaction execution and stakeholder engagement to deliver cost-effective, flexible, and scalable real estate solutions aligned with business objectives.

The day-to-day Portfolio & Transaction Management (Core Focus)
  • Own the performance and optimisation of a diverse portfolio including offices, warehouses, labs, and serviced locations throughout the Americas
  • Support the development and execution of regional portfolio strategies in partnership with the Director of Global Real Estate
  • Partner with internal lease administration teams and external providers to monitor lease events, critical dates, and market conditions, proactively managing risks and opportunities
  • Lead end-to-end real estate transactions across North and South America, including acquisitions, renewals, expansions, subleases, and terminations
  • Manage all phases of the transaction lifecycle from strategy, site selection, and financial analysis through to agreement of heads of terms and execution of lease agreements
  • Negotiate commercial terms to improve value and mitigate risk to the business
  • Appoint and manage brokers and local market advisors to support delivery
  • Lead the real estate workstream for capital projects, including securing site control and negotiating lease documentation, prior to handover to Facilities/project delivery teams
  • Offer flexible support across the global real estate portfolio, partnering on projects and transactions outside North and South America as needed
Financial Analysis & Business Case Development
  • Develop detailed financial models comparing real estate options, including rent, operating costs, capital investment, and lifecycle costs
  • Prepare robust cases and recommendations for senior leadership, balancing cost, functionality, and strategic considerations
  • Track and report on cost savings, capital spend, and portfolio performance
  • Input on annual budget development and regular budget reconciliations to plan
Stakeholder & Vendor Management
  • Act as the primary real estate partner for regional business leaders, providing strategic advice and mentorship
  • Collaborate with Finance, Legal, Tax, Insurance, Facilities, and external partners to deliver transactions efficiently
  • Manage landlord relationships and act as key point of contact for lease interpretation and negotiations
Governance, Data & Reporting
  • Maintain accurate lease and portfolio data within real estate systems (e.g., CoStar)
  • Ensure compliance with corporate policies, lease obligations, and regulatory requirements
  • Prepare reporting, dashboards, and executive presentations on portfolio performance and transaction activity
Continuous Improvement & Cost Optimisation
  • Identify and implement cost reduction and efficiency initiatives across the portfolio
  • Drive process improvements in real estate operations and data management
  • Explore market incentives and innovative structuring opportunities to optimise outcomes
  • Apply experience with AI and digital tools to streamline processes, enhance data capabilities, and unlock operational efficiencies
What you'll need
  • Proven experience (typically 5–8+ years) in corporate real estate, with exposure to multi-country portfolios
  • Bachelor’s degree in business, finance, real estate or related field preferred
  • Strong experience leading real estate transactions end-to-end (leases, acquisitions, disposals)
  • Advanced financial modelling and analytical capability including graphing and pivot tables, etc. (Excel-based real estate modelling)
  • Deep understanding of commercial lease structures, landlord/tenant dynamics, and key legal terms
  • Strong negotiation skills with experience delivering commercial outcomes
  • Excellent stakeholder management across functions and geographies
  • Experience working with lease administration and portfolio management systems
  • Strong organisational, problem-solving, and communication skills
  • Ability to operate independently in a global, fast-paced environment
  • Familiarity with lease accounting standards and financial reporting impacts
  • Fluent English speaker
  • Ability to travel within the Americas as required (~10–20%)
  • US Citizenship or Permanent Resident Status

Salary range

$107,000.00 - $169,000.00 / annually. For specific work locations within San Jose, the San Francisco Bay area and New York City metropolitan area, the base pay range for this role is $133,000.00- $200,000.00/ annually
