We are on a dynamic journey to redefine our real estate legacy. As we transition into the next growth wave for our development portfolio, we are shifting from the traditional owner-occupier model to a strategic property development and asset monetization approach.

We are looking for a Director of Real Estate Developments to lead this evolution. You will be responsible for the entire development lifecycle-from identifying high-value development to overseeing construction and ultimate asset management. This role is about more than just buildings; it is about creating a "best-in-class" portfolio that drives long-term profitability for our shareholders.

What you'll do

Development & Growth Strategy

  • Expansion Roadmapping: Lead the strategic planning for our real estate expansion, identifying and securing partnerships on high-value locations that align with our long-term vision.
  • Full Lifecycle Oversight: Manage the end-to-end development process, including site acquisition, feasibility studies, due diligence, zoning, entitlement and development delivery, all the way to stabilization.
  • Expanding Capabilities: Define and develop a robust, resilient development structure to execute on multiple, concurrent, high value development initiatives and management of our growing asset portfolio.
  • Partnership Success: Build and maintain strategic relationships with key stakeholders and partners to advance and amplify the objectives and benefits of the program

Technical and Operational Leadership

  • Development Delivery: Deliver on a portfolio of complex, multi-year real estate development initiatives  and provide technical, financial and strategic support for major projects, with the ability to see the big picture, as well dive into the details on each aspect of the project.
  • Risk Mitigation: Proactively identify and manage project risks, budget variances, and capital opportunities through rigorous monthly financial management.
  • Execution Excellence: Oversee building teams and consultants to ensure multi-million-dollar projects are delivered on time, on budget, drive value and meet or exceed organizational standards.
  • Legal Frameworks: Collaborate with internal and external legal experts to curate and negotiate complex legal agreements associated with technical contracts, municipal entitlements, acquisitions, dispositions and joint ventures.

Financial Excellence

  • Capital Planning: Drive multi-year proforma development, cash flows and annual capital planning, ensuring all development projects meet strict underwriting expectations and ROI targets.
  • Asset Management: Enable maximum success of our real estate investment portfolio, by optimizing asset allocation and operations, proactively managing risks and market headwinds, and facilitate informed decision making on investment strategies.
  • Portfolio Growth: Drive a thoughtful portfolio growth strategy, by curating assets for the highest and best use, and maximizing value growth via a fully integrated asset development, acquisition and disposition strategy.

Governance & Influence

  • Executive Interlock: Partner with the Senior Leadership Team to articulate strategic priorities and facilitate quarterly strategy reviews to drive key business results.
  • Stakeholder Management: Act as the primary owner's representative with municipal planners, elected officials, and community partners to secure necessary project approvals.
  • Data-Driven Decisions: Advance the use of AI and automation tools to enable data-driven decision-making and unlock new monetization opportunities within our asset base.

Qualifications

What you bring

  • 12+ years of progressive experience in real estate development, investment, or leadership roles within large, complex organizations.
  • University degree in Architecture, Engineering, Real Estate, Finance, Business Administration, or Urban Planning; an MBA is strongly preferred.
  • Proven track record in the end-to-end delivery of real estate developments, including legal frameworks, due diligence, feasibility, valuation, community engagement, municipal entitlements, design, financing, and construction;
  • Deep expertise with complex real estate development transactions, including multi-year developments, joint ventures, sale leasebacks and equity investments. Prior experience with a REIT or established Canadian real estate asset management organization will be valuable to this role.
  • You are a "team player" who is as comfortable in an executive boardroom as you are on a construction site.
  • Exceptional ability to distill complex development data into compelling stories and recommendations for executive audiences.
  • Proven ability to lead and manage multiple high-profile projects simultaneously in a fast-paced, real estate environment, while navigating market headwinds.
  • Willingness to travel within Canada to support the requirements of the program.
