Job description

We are eagerly seeking a talented full-time real estate acquisitions specialist to join our real estate team. You will pursue new properties for the company and cultivate relationships with buyers to sell these properties. You must be results-oriented, think strategically, and build connections with homeowners and investors. Responsibilities:
  • Liaise between buyers and sellers to ensure a satisfactory transaction
  • Reply quickly to all incoming leads and client requests for information
  • Use market trends, comps, data research, site walks, and outreach to assess property value and condition
  • Utilize the CRM daily to track all necessary contact interaction details and monitor sales process
  • Facilitate the contract process by building rapport and overcoming objections with clients
  • Advise clients on purchasing and selling residential investment properties and small commercial assets
  • Analyze opportunities using key investment metrics (cash flow, cap rate, cash-on-cash return, exit strategy)
  • Guide investors through pricing, underwriting, negotiation, due diligence, and closing
  • Communicate market conditions, financing considerations, and risk factors clearly and professionally
  • Collaborate with in-house property management and investment leadership to support client outcomes
  • Manage client communications through our CRM



Qualifications:
  • Top-notch written and verbal communication skills and superior phone etiquette required
  • Requires an enthusiastic passion for real estate asset sales and goal-oriented personality
  • Over 1 year of experience as a real estate specialist in real estate acquisitions, land acquisition, or real estate sales experience is preferred
  • 4-year college degree in Sales, Business, Real Estate or related experience highly desired
  • Must have exceptional written and verbal communication skills, and superior phone skills to set and close appointments
  • Strong understanding of: Investor behavior and decision-making, Short- and long-term investment strategies, and Generational Wealth Strategies
  • Knowledge of the Atlanta Metro real estate market.
  • Ability to discuss rates of return, cash flow, comparative asset analysis, and economic conditions in practical, client-friendly terms
  • High professional standards, sound judgment, and a long-term advisory mindset
  • Ability to establish and maintain strong relationships with clients, referral sources, and colleagues
