Industrial Investment Sales Associate
What this job involves:
Join JLL's Capital Markets Industrial group as an Industrial Investment Sales Associate, where you'll focus exclusively on commercial real estate sales transactions within the dynamic industrial sector. This role offers comprehensive involvement in all transaction stages while providing significant opportunities for professional growth and leadership development. You'll work in a high-energy, team-focused environment where you'll not only execute complex transactions but also mentor and train analysts in sophisticated Investment Sales Advisory (ISA) underwriting. As a key contributor to JLL's industrial capital markets platform, you'll gain exposure to institutional clients and complex transaction structures while developing specialized expertise in the industrial real estate sector and building valuable cross-selling opportunities across JLL's integrated service lines.
What your day-to-day will look like:
  • Develop and execute complex financial modeling for commercial real estate transactions using market data and JLL resources to ensure accurate underwriting
  • Build and analyze financial models independently, including development models and waterfall/JV promote structures
  • Prepare and oversee the creation of comprehensive investment advisory and financing packages for industrial properties
  • Lead weekly analyst meetings to provide guidance, answer questions, and develop future talent within the team
  • Mentor and train junior team members in sophisticated ISA underwriting methodologies
  • Utilize databases and property research platforms effectively to identify market trends and prepare compelling materials for client pitches and meetings
  • Review and analyze real estate documents (leases, loan documents, appraisals) to identify potential issues and concerns
  • Participate actively in weekly office meetings with Producers to discuss deal flow, transaction status, and market conditions
  • Support industrial capital markets team in business development and client relationship management activities
  • Communicate complex analytical and marketing data effectively to senior executives and clients

Required Qualifications:
  • Bachelor's Degree in Real Estate, Finance, Accounting, or related discipline (or equivalent combination of education and experience)
  • Minimum 2-3+ years of commercial real estate underwriting experience, with investment sales or industrial sector experience preferred
  • Proven track record of transaction execution and financial modeling expertise
  • Advanced proficiency in Argus and Microsoft Excel, including complex financial modeling capabilities
  • Demonstrated ability to build and analyze financial models independently
  • Excellent organizational, quantitative, and communication capabilities with ability to interface confidently with senior executives
  • Self-motivated with ability to manage multiple projects simultaneously
  • Strong research, analytical, and problem-solving abilities with meticulous attention to detail
  • Capacity to work independently while maintaining a collaborative team approach
  • Strong database management experience and familiarity with CRM systems

Preferred Qualifications:
  • Prior experience or exposure to industrial property type analysis highly valued
  • Background in acquisitions, development, asset management, or brokerage
  • Industry certifications (CCIM, SIOR) beneficial but not required
  • Experience with development models and waterfall/JV promote structures
  • Experience with property research platforms and market analysis tools
