Salary: $32 - $35 per hour

Schedule: Full-time; Monday - Friday 8 am - 5 pm

Job Responsibilities:

  • Performs maintenance tasks such as unit turns and work orders.
  • Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
  • Maintains grounds and professional appearance of the property.
  • Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
  • Maintains adequate inventory of supplies.
  • Manages tasks within budget or seeks approval for necessary work that is over budget.
  • Emergency on-call is required as part of the position.
  • Performs all reasonable duties as outlined by supervisor.
  • Strives to exceed residents’ expectations for excellent customer service.
  • Contributes to a positive team culture and happy resident base.

Maintenance Supervisor Qualifications:

  • At least 3 years experience in property maintenance or equivalent field required
  • Maintenance experience in multi-family property management strongly preferred
  • Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired 
  • Must have basic computer skills with the ability to input data and notes in English intro tracking systems
  • High organizational skills
  • Experience with warranty work
  • Strong communication skills
  • High level of attention to detail
  • Ability to complete punch walks and follow-up with construction
  • Great presentation and interaction with clients and residents required
  • Excellent customer service skills required
  • Experience with leading and supervising a team preferred
  • Prior experience working with a budget strongly preferred
  • Experience with Yardi preferred
  • Ability to respond to after hours emergencies, as needed
  • Can operate vehicle on premise and has valid driver's license and automobile insurance coverage
  • Supplies their own tools

Physical Requirements

  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 66% - 100% of time is spent on feet and sitting at desk.
  • Constant need to type, write, & grasp (working at a computer and answering phones)
  • Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder 
  • Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day
