Job Summary:

This position manages subcontractor pricing, negotiations, contracts, and relationships within the assigned division.

Salary range: $75k - $95k per year. This position is exempt and is not eligible for overtime pay for all hours worked in a workweek over 40.

 This position is eligible for an annual bonus at the discretion of management, based upon considerations that include the division's and candidate's overall performance.

Duties and Responsibilities:

  • Manage negotiation and execution of contracts for the purchase of all materials and labor for homebuilding operations.
  • Prepare bid packages, collect pricing, negotiate contracts, maintain scopes of work, administer contracts and control budgets.
  • Full accountability for total floor plan brick and mortar costs and strategic supply chain activities among assigned subcontractors.
  • Full accountability for trade partner relationship management including labor assignment, and service and quality standards.
  • Manage and maintain cost and sales price data for community standards and option offerings.
  • Manage and maintain community specification lists.
  • Key involvement with Sales & Design Staff.
  • Key involvement with On-Site Construction & Warranty Staff.
  • Works with other staff in the Purchasing Department.
  • Compiles, verifies, calculates, and distributes hard costs for additional homebuilding activities including costs for permits, driveways, public walks, and other lot conditions in order to provide accurate housing budgets (area figures).
  • Manage key purchasing initiatives within the division (i.e. special projects as assigned).
  • Oversee vendor training and new contractor onboarding.
  • Assist the Purchasing Manager and Director of Purchasing with researching and implementing new products, construction processes and/or services.
  • Ensures closed loop interdepartmental communication and issue resolution including reporting.
  • Other miscellaneous duties and responsibilities as assigned.

Requirements

Minimum Education/Experience/Knowledge:

  • Bachelor's degree in Business or Construction Management or equivalent experience.
  • Minimum of 2 years of experience in purchasing and/or estimating, developing accurate construction estimates, and negotiating material and labor contracts.
  • Experience with JD Edwards Oracle, and BuildPro/SupplyPro software preferred.
  • Experience with Microsoft Office applications (Excel, Outlook, SharePoint) required.

Work Conditions:

Office environment with occasional travel to job sites in the Chicagoland area.

This is not a remote work position.
