Job description

PrimeSites is seeking a detail-oriented and proactive Affordable Housing Compliance Associate to support communities across our affordable housing portfolio. This role partners closely with Property Managers, and the Compliance team to ensure resident files, certifications, and program documentation meet federal, state, local, investor, lender, and agency requirements. The Compliance Associate will assist with certifications, file reviews, internal audits, reporting deadlines, and compliance best practices for programs including LIHTC, HOME, HTF, HUD, and Section 8 where applicable.

This position is ideal for someone who enjoys problem-solving, working with detailed documentation, supporting onsite teams, and helping ensure affordable housing communities remain compliant and audit-ready.

Key Responsibilities

  • Process and review initial, annual, interim, and recertification files for affordable housing residents and applicants.
  • Verify household income, assets, student status, deductions, eligibility, and required documentation in accordance with applicable program rules.
  • Review resident files for accuracy, completeness, consistency, and regulatory compliance before approval or submission.
  • Ensure certifications, notices, file corrections, and compliance tasks are completed accurately and within required deadlines.
  • Communicate clearly with Property Managers, onsite teams, applicants, and residents regarding missing documentation, eligibility questions, and file corrections.
  • Maintain organized electronic and physical compliance records that are complete, secure, and audit-ready.
  • Assist with agency, syndicator, lender, investor, and internal audits, including document preparation and follow-up responses.
  • Monitor regulatory deadlines, reporting requirements, lease-up activity, acquisition transitions, and other high-volume compliance needs.
  • Conduct quality-control file reviews and help identify trends, training needs, and process improvements.
  • Support Property Managers and onsite staff by explaining program requirements, certification procedures, and documentation standards.
  • Research regulatory updates and assist with implementing standardized compliance procedures and best practices across the portfolio.
  • Provide professional, responsive customer service to applicants, residents, onsite teams, and external partners.

Required Qualifications

  • 1-3 years of affordable housing compliance, property management, leasing, or resident file review experience preferred.
  • Working knowledge of LIHTC regulations preferred; experience with HOME, HTF, HUD, Section 8, USDA/RD, or other affordable housing programs is a plus.
  • Ability to interpret and apply affordable housing rules, income limits, rent limits, eligibility standards, and documentation requirements.
  • Strong attention to detail, organization, follow-through, and accuracy when working with confidential resident information.
  • Excellent verbal and written communication skills with the ability to educate, guide, and support onsite team members.
  • Ability to prioritize multiple deadlines, manage competing tasks, and work independently with minimal supervision.
  • Proficiency with Microsoft Office, especially Outlook, Word, and Excel.
  • Experience with Appfolio property management system is preferred.
  • Compliance certifications such as HCCP, C3P, COS, TCS, or similar designations are preferred but not required.
  • Must provide three professional references.
  • Successful completion of a criminal background check.
