Property Manager - Residential Rentals (Hampton Roads)
Coldwell Banker Premier Property Management
Coldwell Banker Premier is seeking an experienced Property Manager to oversee an established residential rental portfolio in the Hampton Roads region. This role focuses on owner relations, tenant management, portfolio performance, and maintaining high customer service standards.
This role requires someone organized, responsive, and comfortable managing multiple priorities in a fast-paced environment.
Position Overview
The Property Manager is responsible for the day-to-day oversight of a residential rental portfolio including tenant relations, owner communication, lease enforcement, vacancy oversight, court coordination, and collaboration with accounting and maintenance teams.
Key Responsibilities:
Owner & Tenant Relations
• Serve as primary contact for owners and tenants
• Maintain strong communication and response times
• Address escalations professionally
• Conduct regular owner check-ins
Portfolio Management
• Oversee assigned residential portfolio
• Ensure leases, management agreements, and documentation are current
• Monitor lease expirations and renewals
• Maintain occupancy goals
Operations & Compliance
• Ensure files meet company quality standards
• Coordinate inspections and follow up on findings
• Oversee delinquency and eviction processes
• Attend court hearings when required
• Ensure AppFolio records are accurate and complete
Leasing & Vacancy Oversight
• Monitor vacancies and leasing activity
• Work with leasing agents on marketing strategy
• Review applications and approve qualified tenants
Team Collaboration
• Work closely with coordinator, maintenance, and accounting teams
• Escalate legal or financial risks appropriately
• Participate in PM meetings and company initiatives
Portfolio Coverage Area:
Properties are located throughout Hampton Roads including:
• Norfolk
• Virginia Beach
• Chesapeake
• Newport News
• Hampton
• Suffolk
• York County / Williamsburg
• Portsmouth
Travel between properties is required.
Qualifications:
• Property management experience preferred (2+ years ideal)
• Experience with AppFolio or similar software preferred
• Strong communication and organization skills
• Ability to manage multiple deadlines and priorities
• Professional problem-solver mindset
• Virginia Real Estate License
Schedule:
Full-time Some weekends required Occasional after-hours escalations as needed Court attendance required as part of role duties
Compensation:
• Competitive salary (based on experience)

Compensation: $45,000.00 - $48,000.00 per year
