Job description

Herzog Property Management is seeking a part-time Property Manager / Cleaner to oversee the day-to-day operations of an apartment community. This role is responsible for tenant communication, rent collection, vacancy management, and ensuring the property operates smoothly and professionally. 
This position serves as the primary point of contact for residents and plays an important role in maintaining a clean, safe, and welcoming community. The ideal candidate is organized, professional, responsive, and comfortable managing both administrative responsibilities and on-site property needs.
This is a part-time, in-office position.
Core Responsibilities - Property Manager
Vacancy Management
  • Accurately list available units and respond to leasing inquiries (you may have someone assisting you with responding to leasing inquiries)
  • Conduct in-person and virtual property tours
  • Process applications and finalize lease signings (new leases, renewals, and transfers) (you may have someone assisting you with new leases)
  • Perform move-in, move-out, preliminary, and final inspections
  • Coordinate unit turnovers, move logistics, and vacancy preparation
Rent Collection
  • Follow established rent collection procedures and timelines
  • Manage tenant accounts, including posting payments, applying charges and credits, and monitoring ledgers
Tenant Relations & Communication
  • Communicate promptly, respectfully, and clearly with tenants
  • Respond to complaints and issue violations in writing and in a timely manner
  • Maintain thorough documentation of all tenant communication and actions taken
  • Ensure tenant records are accurate, organized, and up to date
  • Help maintain clean, safe, and welcoming communities
Company Policy Compliance
  • Follow Fair Housing regulations and all company policies
  • Use property management software (AppFolio) to document all activity
  • Reference shared templates, procedures, and resources to ensure consistency and compliance
Core Responsibilities - Cleaner
The Cleaner is responsible for maintaining the cleanliness and appearance of the property, including but not limited to:
  • Cleaning common areas, hallways, stairwells, and entryways
  • Sweeping, mopping, vacuuming, and dusting as needed
  • Emptying trash and recycling
  • Cleaning laundry rooms, fitness areas, and other shared spaces
  • Spot-cleaning walls, doors, and fixtures
  • Emptying and cleaning dog stations and occasionally cleaning up animal waste around the property
  • Follow established cleaning checklists, documentation procedures, and work order photo standards
  • Reporting maintenance or safety issues to management promptly
  • Assisting with unit cleaning or turnover preparation as requested
  • Pulling weeds in designated exterior areas
  • Following all safety, sanitation, and company procedures

JOB DETAILS
  • Company business hours are Monday–Friday from 8:00 a.m. to 5:00 p.m.
    • The employee is expected to be on-site at the property regularly throughout the week to perform certain responsibilities.
  • Occasional weekend work may be required.
  • Availability is required on the last and first day of each month, when most move-ins and move-outs occur.
  • Work hours may fluctuate depending on property needs.
Compensation: $15,000–$18,000 annually, depending on experience and qualifications. Employee is also eligible to earn a $500 quarterly performance bonus based on achievement of established property goals.
