Job description

REPORTS TO: Community Director POSITION OVERVIEW:

Performs service duties and coordinates activities of maintenance staff to ensure all upkeep, repair and inventory of the property is completed in an efficient and effective manner.

DUTIES AND RESPONSIBILITIES:

MLDC team members exceed expectations by going above and beyond to perform any reasonable task/request that is consistent with fulfilling company objectives. Conduct all business in accordance with company policies & procedures, EPA regulations, O.S.H.A. regulations, Texas anti-entrapment laws, and all other laws pertaining to apartments.

FINANCIAL

· Works with Community Director to determine maintenance budget

· Submits all vendor/contractor invoices to Community Director for approval and submission to the Accountant

PERSONNEL/SUPERVISORY

· Works with Community Director to hire, terminate, train/coach, manage and lead all maintenance staff to achieve operational and financial goals of assigned property. This includes pre-employment interview process; new employee on-boarding/indoctrination; informal & formal review process to measure/maintain alignment to their position & the organization; development & succession planning

· Provide leadership to their team by modeling, communicating and protecting MLDC’s reputation

· Conduct appropriate training & development of staff to meet intellectual, emotional and financial compensation needs for each team member and facilitate a comprehensive succession plan

· Schedule & direct supervision of all in-house and/or vendor work

ADMINISTRATIVE/OFFICE

· Meet daily with Community Director to communicate & manage the workflow of all service requests, make readies and special projects.

· Organize & manage the maintenance shop inventory of equipment/supplies & report to the Community Director with needs.

· Schedule product review appointments to avoid “drop-in” sales calls

· Organize & file appropriate reports, leases and paperwork daily

· Attend company meetings when requested

· Manage work-order log book

· Manage make-ready check lists

· always Maintain an up-to-date Material Safety Data Sheet Manual

MAINTENANCE & SAFETY

· Ensure that the appearance and physical aspects of the property exceed MLDC’s established standards by physically walking/inspecting the property daily, making repairs & submitting report to the Community Director as needed

· Must immediately notify the Community Director of any illegal conduct by a vendor, resident or employee

· Accompany outside vendors on service request calls for occupied apartments when necessary.

· Interpret company policies to workers and enforces safety regulations

· Schedule & perform all preventative maintenance as well as “special projects” list

RESIDENT RELATIONS

· Accepts service requests from residents and delegates to maintenance staff for prompt processing

· Maintain positive customer service and “can do” attitude at all times

GENERAL

· Perform any additional duties/tasks and meet deadlines to exceed expectations assigned by the Community Director and/or Assistant Community Director.

QUALIFICATIONS AND REQUIREMENTS:

This position requires appropriate experience in on-site property management and demands certain things physically in order to be able to fulfill its purpose.

EDUCATION/EXPERIENCE

· 3-5 years of related experience & training required

· Heating, Ventilation & Air Conditioning (HVAC) Certification strongly encouraged

· Certified Apartment Maintenance Technician (CAMT) is recommended

SKILLS/APTITUDES/COMPETENCIES

Communication/Language

· Strong written and verbal skills in English & Spanish required

· Strong customer service & conflict resolution understanding and experience preferred

Financial/Mathematical

· Experience developing, managing and auditing a budget and/or P&L responsibilities is preferred

· Ability to add, subtract, multiply & divide in all units of measure, using whole numbers, common fractions & decimals. Ability to compute rate, ratio, percent and to draw/interpret bar graphs.

Technology

· Experience with Yardi & ALN online systems preferred

· Experience using Microsoft Office applications including Word, PowerPoint, Excel & Internet Explorer preferred

· Frequent need (33-66% of the time) to utilize personal transportation to inspect surrounding neighborhood, visit the corporate office, and property related errands.

· Must have valid driver’s license and auto insurance along with access to street legal, reliable transportation

· Must be able to properly operate golf cart

WORK ENVIRONMENT

· 40 hours per week or whatever the property requirements demand. Must be available on weekends for staffing needs and emergencies.
