PROPERTY MANAGER


Firm Profile
Rockhill Management, L.L.C. ("Rockhill"), an affiliate of Rockpoint, is a dedicated property services management company that serves commercial and residential properties in select markets throughout the United States. Rockhill employs a responsive, tailored approach to property and relationship management in order to deliver customized service, premium amenities, and intentional communities across Rockpoint's portfolio. Since inception, Rockhill has provided property management, project management, and other services to properties representing approximately 62 million square feet.


Position Overview
Rockhill Management, L.L.C. ("Rockhill") is searching for a Property Manager to join the 275 Battery Street team to support and lead the management of a class-A office tower. This role reports into the Senior Property Manager.


Responsibilities

  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Provide management and leadership to property staff, including hiring and performance management
  • Develop comprehensive annual inspection process for property; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, and/or client requirements
  • Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
  • Bid, negotiate, and manage conformity with vendor contracts in accordance with owner requirements
  • Accurately abstract all property leases in lease administration software
  • Interface with relevant stakeholders to ensure total contract compliance, including preparation of accurate and timely reporting
  • Coordinate and oversee on behalf of tenant or owner, all tenant and building construction work to ensure timely and accurate completion of all construction work at property
  • Lead and communicate with contractors, field supervision, subcontractors, and vendors to assist them in working in accordance with the project schedule
  • Plan and coordinate on behalf of the tenant or owner to architects, consultants, government authorities, vendors and subcontractors
  • Review and prepare the general contract, any contract documents, the budget setup and project milestones
  • Attend and schedule all management meetings necessary to monitor and manage the project
  • Manage payments including lien releases and maintain best possible cash flow throughout the project, communicating issues proactively
  • Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve owner's goals and objectives
  • Provide and foster positive relationships with tenants, external clients, and internal clients


Qualifications

  • BS/BA education level or higher preferred
  • 5+ years of real estate property management and project management or related experience

Compensation Range: $100,000 - $160,000
