    Job Description

    POSITION OVERVIEW 

    The Property Manager provides first-class property management services to third-party clients and owners. Day-to-day responsibilities include financial and operational management for a portfolio of assets, including client interaction, tenant and vendor relations, lease administration, budgeting, and supervisory responsibility. 

    PRIMARY RESPONSIBILITIES 

    • Responsible for coordination of all property management-related activities, including day-to-day building operations, accounts payable, accounts receivable, reporting, and client/tenant/vendor relations. 
    • Work closely with Construction, Leasing, Marketing, and Accounting Teams to ensure the "Stream Team" is providing the highest level of service to our clients. 
    • Ensure all Stream policies and best practices are implemented and followed. 
    • Understand and ensure compliance with the Management Agreement(s) and all Client policies and procedures. 
    • Conduct routine property inspections and associated follow-ups to prevent/identify/resolve problems and exposures. 
    • Prepare and adhere to operating and capital budgets and re-forecasts as well as annual expense recovery estimates and reconciliations. 
    • Coordinate all property-related contracts, services, repairs, and capital projects. 
    • Prepare, review, and submit the monthly/quarterly/annual financial and operational reports as per Client requirements. Prepare monthly expense variance comments for the client(s). 
    • Review and approve invoices/AP batches, and monthly rent edits. Review and ensure the accuracy of the General Ledger.  
    • Tenant lease review and set up in the designated accounting system. 
    • Adhere to Stream property management annual audit. 
    • Coordinate real estate tax review process for the portfolio/assignment.  
    • Process and oversee all TI applications for accounting submission and payment.  
    • Maintain personal contact with all vendors, tenants, and clients. 
    • Respond to and resolve after-hours emergency calls as needed. 
    • Supervisory responsibility for designated personnel. 
    • Review, approve, and submit team expense reports and PTO requests.  
    • Assist in the completion of annual performance reviews and regularly communicate performance to direct reports.
    Qualifications
    • Bachelor's Degree preferred 
    • 3+ years of Commercial Property Management experience with supervisory responsibility preferred 
    • CPM, RPA designation (or in progress) preferred 
    • Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management 
    • Experience preparing annual budgets, ownership reports, and CAM reconciliations 
    • Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs) 
    • Proficiency with Microsoft Excel, Word, and Teams 
    • Analytical 
    • Ability to multitask
