Job description

Property Caretaker

Atwood Property Management
$17–$19 per hour

Join our team as a Property Caretaker and help keep our residential and commercial properties clean, attractive, and well maintained while working independently across multiple locations.

About the Role

Atwood Property Management is seeking a reliable and detail-oriented Property Caretaker to help keep our residential and commercial properties clean, attractive, and well maintained.

In this role, you will travel between properties to maintain common areas, monitor building conditions, and help ensure our properties consistently look their best for residents, tenants, and visitors. The Caretaker works independently and plays an important role in maintaining the high standards we uphold for our property owners.

This is a great opportunity for someone who takes pride in their work, enjoys staying active throughout the day, and values working independently.

What You'll Do
  • Clean and maintain indoor common areas including hallways, stairwells, elevators, windows, laundry rooms, and storage areas
  • Ensure properties remain clean, orderly, and visually appealing
  • Monitor property conditions and report maintenance or safety concerns
  • Perform unit inspections at move-in, move-out, and as directed
  • Conduct drive-by checks of assigned properties to monitor overall condition
  • Assist maintenance technicians with minor repairs or unit turnover tasks as needed
  • Perform daily bank deposits and scheduled laundry coin collection
  • Serve as backup support for the Groundskeeper when needed
  • Interact professionally and courteously with residents, tenants, and team members
What You'll Bring
  • Valid U.S. driver's license and reliable personal transportation (mileage reimbursement provided)
  • Personal smartphone capable of using company apps for work orders, time tracking, notes, photos, and communication
  • Ability to work independently and manage tasks across multiple properties
  • Strong attention to detail and pride in maintaining clean, well-presented properties
  • Basic hand tools for minor maintenance tasks
  • Ability to lift up to 40 pounds and perform physical work including walking properties, climbing stairs, bending, and cleaning throughout the day
  • Ability to pass a background check
What We Offer

We believe great work deserves great support. That’s why we offer:

  • Competitive Pay: $17–$19 per hour depending on experience.
  • Benefits: Medical, dental, vision, basic life, long-term disability, and a variety of voluntary benefit options including HSA/FSA, legal, accident, critical illness, and pet wellness.
  • 401(k) with Company Match: Plan for your future with confidence.
  • Paid Time Off: Generous PTO/ESST, vacation, and holiday pay.
  • Mileage Reimbursement: Reimbursement for travel between properties.
  • Professional Development: Opportunities to learn, grow, and develop new skills.
  • Team Culture: A supportive workplace guided by our core values—innovation, collaboration, accountability, respect, and excellence.
  • Employee Recognition: We celebrate wins, big and small, and the people who make them happen.
Ready to Apply?

If you take pride in keeping properties clean, attractive, and well cared for, and enjoy working independently in an active role, we’d love to hear from you.
