Job description

About the Role

Reporting to the Director of Land Development, the Senior Project Manager is responsible for coordinating and executing all activities related to assigned developments and projects. These activities will include coordination and collaboration with the overall Howard Hughes project team and any outside design consultants, contractors, and agencies having jurisdiction and inspection responsibilities.


What You Will Do

Land Development Planning & Execution

  • Lead assigned land development projects from planning through delivery, including development budgets, cash flow forecasts, project schedules, and execution against construction schedules, contract documents, environmental studies, and geotechnical reports.

  • Oversee the timely installation of land development improvements, including grading, water and sewer, dry utilities, paving, sidewalks, landscaping, entrance features, and amenities, while securing required bonding and sureties.

  • Manage consultant and subcontract agreements, bid packages, take-offs, contracts, billings, and change orders to support efficient project execution and cost control.

Stakeholder Alignment & Approvals

  • Coordinate closely with internal project teams, consultants, contractors, utility providers, and agencies having jurisdiction to support entitlements, approvals, and overall project execution.

  • Partner with Sales, Finance, Management, and Project Accounting to align processes, maintain allocated lot development costs, and support community planning and performance goals.

  • Assist with land use documentation, infrastructure planning and participate in project consultation and coordination meetings to align expectations and drive timely decision-making.

Design Oversight, Risk Management, & Closeout

  • Initiate and maintain project risk management efforts, including environmental compliance coordination, and manage environmental consultants to support timely progress and issue resolution.

  • Monitor design consultants through planning, design, and bidding; review plans and contracts for completeness, milestone compliance, and constructability; and maintain document control and project tracking logs throughout design and construction.

  • Proactively identify schedule risks, coordinate temporary site utilities as needed, and manage project closeout activities including punch list completion, final change order resolution, lien releases, and warranty/O&M documentation.

About You

  • Bachelor's degree either in Construction Management, Civil Engineering, or similar

  • Demonstrated understanding of environmental regulations, including CLOMAR/LOMAR, wetland permitting and managing Type II water rights a plus.

  • Professional Engineer Registration (AZ) a plus.

  • GIS experience, a plus.

  • Posses excellent written/oral communications and presentation skills and effectively interact with internal/external stakeholders and leadership team.

  • Relevant experience in working with local/regional planners, designers, civil engineers, structural & specialty professional engineers/scientists, regulatory agencies.

  • Proficient with Windows operating systems, business applications and standard MS Project software.

  • Must have a minimum of 5 years of project management of horizontal project experience.

  • Must have experience in delivering various types of land development projects.

  • Proven ability to multitasking and managing multiple projects.

  • Must have the ability to identify problems and resolve issues in a quick and timely manner.

  • Must have excellent people skills and possess the ability to diffuse tense situations with contractors, vendors, and employees.

  • Must have the ability to work in a team environment while leading the project team from conceptual design through completion of multiple projects.
