PROJECT MANAGER
The primary role of the Project Manager is to manage all aspects of assigned construction projects, including the responsibilities and tasks outlined below. In addition to managing projects, the Project Manager is responsible for:
  • Overall project success, including:
    • Successful management of project financial performance, including fee retention
    • Client satisfaction
  • Managing major portions of large projects or overall responsibility for smaller projects
  • Mentoring and coaching Assistant Project Managers and Project Engineers
  • Continuing to develop project management and leadership skills
  • Managing project scope changes, including quantity take-offs, pricing, and tracking revisions
  • Building and maintaining strong relationships with owners, design partners, subcontractors, suppliers, and internal teams

QUALIFICATIONS
Required:
  • Bachelor's degree in Construction Management or a related field
  • Five (5) or more years of commercial or general construction project management experience
  • Demonstrated experience building strong partnerships with owners, owner's representatives, architects, engineers, consultants, and subcontractors

Preferred:
  • Proven ability to successfully deliver projects while achieving financial performance goals
  • Experience in estimating and field operations
  • Experience developing and maintaining project schedules

CORE RESPONSIBILITIES
Pursuit, Preconstruction and Business Development
  • Assist pursuit teams in understanding project opportunities and client requirements
  • Research prospective clients and project opportunities
  • Assist in preparing RFQs, RFPs, and interview presentations
  • Participate in client interviews
  • Participate in preconstruction meetings
  • Support quality assurance/quality control (QA/QC) review processes
  • Understand project-specific workforce participation requirements and incorporate them into project planning

McGough Self-Performed Work
  • Understand and perform quantity take-offs and assist in estimating labor production, materials and equipment
  • Understand warehouse equipment, rentals, small tools, services and costs
  • Gather information, implement or assist in PACE preparation and projections
  • Scope bid materials (concrete, rebar, brick, etc.)
  • Assist with creating Critical Path Method (CPM) schedules for our work

Estimating and Bidding
  • Perform quantity take-offs and assist in estimating
  • Update estimates throughout design development
  • Develop bidder lists and evaluate subcontractor qualifications
  • Manage subcontractor procurement, including bid solicitations, bid analysis, and contract recommendations
  • Ensure subcontract scopes are complete and well-defined
  • Conduct scope reviews with subcontractors and project teams before contract execution
  • Review bid results with owners and design teams as appropriate
  • Participate in development of project budgets and cost models
  • Develop and maintain project control estimates

Scheduling
  • Assist field staff with creating CPM scheduling
  • Update and distribute project schedules
  • Co-lead Last Planner efforts in conjunction with field staff

Project Documentation
  • Review and understand project drawings and specifications
  • Lead document review processes
  • Manage Requests for Information (RFIs)
  • Manage submittals and shop drawing processes
  • Participate in BIM coordination meetings when applicable
  • Manage sustainability documentation as required
  • Understand owner contracts and subcontract agreements

Subcontract Management
  • Maintain a comprehensive understanding of subcontract scopes
  • Review and negotiate subcontract change requests
  • Review and approve subcontractor invoices
  • Track workforce participation goals where applicable
  • Coordinate manpower requests with field leadership
  • Schedule and document pre-installation meetings

Cost Control
  • Manage project change orders and pricing
  • Monitor labor and material costs with field leadership
  • Assist with procurement and cost coding
  • Support cost history documentation
  • Maintain project financial forecasting and PACE documentation
  • Collaborate with Project Accounting on monthly pay applications
  • Maintain project cost control logs
  • Review project financial performance with owners and design teams
  • Prepare billing documentation, including Schedule of Values, sworn statements, invoices, and supporting documentation

Project Meetings
  • Attend project and company safety meetings
  • Participate in weekly planning meetings
  • Lead construction coordination meetings and distribute meeting minutes
  • Participate in project startup meetings
  • Lead monthly financial review (PACE) meetings
  • Participate in pre-installation meetings and mock-up reviews

Post-Construction
  • Coordinate pre-punch inspections
  • Manage punch list completion
  • Support project closeout documentation
  • Review closeout documents for completeness and accuracy
  • Coordinate owner training with field teams as required

Strategy Management
  • Support development and implementation of project management strategies
  • Identify opportunities for continuous improvement
  • Support development of risk management practices
  • Strengthen relationships with clients and project partners.

Additional Duties
  • Participate as an active member of the project management team, collaborating across departments to achieve project objectives
  • Participate in business development activities, including client meetings, industry events, conferences, and networking opportunities
  • Build and maintain relationships with owners, architects, engineers, consultants, subcontractors, and industry partners
  • Attend company meetings, project meetings, and professional development opportunities
  • Support Project Engineers and Assistant Project Managers as needed
  • Follow and promote McGough standard work processes
  • Support Lean initiatives and continuous improvement efforts through the McGough Way
  • Perform other duties as assigned

OFFICE AND TRAVEL
Office: Various jobsites and/or corporate/regional office.
Travel: Ability to travel to project locations, including extended out-of-town assignments when required.
