Job description

Josh Timms Builders is hiring an experienced Construction Project Manager to lead multiple custom home builds concurrently across Upstate South Carolina. You will oversee many of our active builds, coordinate subcontractors, manage schedules, communicate directly with clients, and protect margin and quality on every home.


This is a proven-talent role. We are not looking for someone to learn the job. We are looking for an experienced residential construction project manager ready to take ownership inside a small, fast-growing, family-feel custom builder where craftsmanship still matters. The Project Manager hire is one of the most important moves we will make this year.


If you are tired of high-volume production builds, tired of corporate hierarchies, and ready to build genuine custom homes for families who choose us by name, this role was built for you.

Compensation:

$70,000 - $80,000 plus performance bonus potential


Responsibilities:
  • Own the schedule across multiple active builds. Maintain accurate build calendars, coordinate subcontractor sequencing, and keep every home moving on pace.
  • Manage subcontractors and in-house crews. Coordinate team members and subs, hold them accountable to schedule and quality, and resolve field issues quickly and professionally.
  • Serve as primary point of contact for clients. Communicate regularly, set clear expectations, handle change orders, and protect the client relationship through every phase of the project.
  • Protect margin and budget. Work from detailed cost estimates and spec sheets, track expenditures against budget, flag overruns early, and contribute to estimating refinement on future builds.
  • Run quality control. Walk every build at every phase. Catch what needs to be caught. Hold the standard.
  • Coordinate inspections and closeouts. Schedule and pass code inspections, manage punch lists, and deliver clean closeouts to clients on time.
  • Maintain documentation and records. Logs, change orders, photos, invoices, and inspection records — all kept current and organized in our project management systems.
  • Contribute to continuous improvement. We are actively building out our scaling systems and processes. The right person will bring ideas, push back when something can be done better, and help shape how we operate.

Qualifications:
  • 5+ years of residential construction project management experience, with a track record managing multiple builds concurrently.
  • Hands-on familiarity with custom home construction — not tract or production building.
  • Strong subcontractor management experience. You know how to hold trades accountable without burning relationships.
  • Working knowledge of construction sequencing, building codes, and quality standards for residential construction.
  • Excellent communication skills with clients, subcontractors, and office staff. Direct, professional, and clear.
  • Comfort with technology. We run our project management using Google Sheets and AI-assisted tools. You do not need to be technical, but you need to be open to modern tools and willing to learn.
  • Valid driver’s license and reliable transportation.
  • Residence within reasonable driving distance of our active build areas: Greenville, Spartanburg, Laurens, and Greenwood counties.
