Job description

Primary Function: Provide overall technical management for construction projects. Responsible for ensuring the timely and costly completion of construction projects by overseeing all phases of the project.
Responsibilities:
  1. Leads, motivates, and supports the project team in all efforts for safety, quality control and schedule adherence associated with the project.
  2. Proactively reads and interprets plans and specifications from Architect/Engineer and can communicate these to others.
  3. Works with a variety of stakeholders to schedule and plan work, coordinate equipment and materials, and monitor overall progress.
  4. Liaison with clients and building strong working relationships.
  5. Devises cost-effective plans to enable effective project completion.
  6. Ensures project(s) operate within budget.
  7. Understands Contract with the Owner and the requirements it places on the project team, especially with regard to proper notice procedures.
  8. Obtains necessary permits, approvals, and other regulatory prerequisites.
  9. Creates Agenda for project meetings.
  10. Create documents such as Subcontracts, Purchase Orders, Change Orders, Profit Forecasts and Pay Applications within the company technology program.
  11. Performs quantity take-offs and unit pricing.
  12. Creates Monthly Progress Reports for the Program/Project.
  13. Negotiates subcontracts and change orders with subcontractors/suppliers.
  14. Negotiates change orders with Owners.
  15. Creates owner letters and RFI's.
  16. Assists in preparation of RFQ or RFP (when requested).
  17. Ability to see project progression 6 months to one year ahead.
  18. Familiar with the responsibilities of a Superintendent.
  19. Mentors and trains assigned Assistant Project Managers and Project Engineers.
  20. Reviews submittals for compliance with the Contract Documents and process to Design Engineers for review and approval.
  21. Pursues Contractor licensing and professional certifications (when requested).
  22. Participates in the Presentation of RFPs.
  23. Become a member of a construction recognized organization at the local/state/national level (when requested).
  24. Identifies, nurtures, and solicits future business opportunities for M. B. Kahn.
  25. Complies with M. B. Kahn's Safety Program, OSHA guidelines, and Company policies, procedures, and standards.
  26. Promotes integrity, honesty, hard work, safety, and quality throughout all aspects of the project and is a professional representative of M. B. Kahn.
  27. Performs additional assignments as directed by management or as required for successful project completion.

Required Certification/Training
  • Completed OSHA 30 Hour Course for Construction

Required Skills/Abilities:
  • Proficient in all aspects of Assistant Project Manager.
  • Thorough understanding and proficient use of project management software or similar software.
  • Ability to create a complex schedule using Microsoft Project or similar software.
  • Proficiency in Microsoft Word, Excel, and PowerPoint.
  • Demonstrates excellent organizational, interpersonal, and communication skills both written and verbal.
  • Ability to work independently.
