UTILITY BUILDING ENGINEER


JOB SUMMARY:
The Utility Engineer is responsible for the appearance and performance of general maintenance of the property structure, facilities & building systems and ensuring the building(s) are maintained and operating in a manner consistent with efficiency and cost effectiveness. This includes office buildings, retail buildings and common areas.


DUTIES AND RESPONSIBILITIES:
• Assist bldg engineers with tenant requests on repair issues including electrical, lighting, plumbing, HVAC, irrigation, windows, walls, flooring and roofing.
• Complete assigned work orders for corrective repair daily, review, and schedule work orders accordingly. Return completed work orders to Chief engineer.
• Assist bldg engineers with preventive maintenance tasks as it relates to the respective building and its equipment.
• Assist bldg engineers with exterior as well as interior physical inspection of the buildings – reporting deficiencies.
• Assist bldg engineers with Replace lamps and or ballasts in common areas and tenant spaces, common corridors, stairwells, restrooms, janitorial, mechanical, and electrical rooms.
• Assist bldg engineers with Repair and install plumbing fixtures, such as drinking fountains, faucets, toilets, urinals, water heaters
• Touch up painting as needed in all common areas.
• Replace damaged or broken ceiling tiles as needed.
• Assist bldg engineers with Inspecting, maintaining, and repair as needed all access doors into the buildings insuring proper use and function.
• Replace door handles/locks at tenant doors as needed.
• Install building directory signage as needed.
• Order/pick up supplies and material as needed that may be used on a regular basis
• Maintain inventory and organization of engineering shop and building plans.
• Perform inspections on vacancy spaces, for cleanliness and ensuring they are “Market Ready.”
• Respond in person to tenant with respect to tenant’s work order. Maintains records of customer interactions and transactions, recording details including actions taken.
• Prioritizes and manages daily workload to ensure successful completion.
• Responsible for the timely and accurate completion of assigned maintenance work orders and preventive maintenance tasks for multiple properties and reporting to chief engineer.


DESIRED SKILLS AND EXPERIENCE:
• Experience using hand and power tools
• Experience operating computer systems for service tickets, inventory, and maintenance records.
• Ability to communicate in a positive and professional manner with tenants, employees and vendors.
• Available for emergency call-in, possible weekend and overtime shifts.
• Ability to exercise good judgment.
• Good customer service skills.
• Team player attitude.


QUALIFICATIONS:
• Two years minimum hands-on experience preferred
• Valid driver’s license and clean driving record required
• High school diploma or equivalent

• Reaching/touching: reach with hands and arms, including raising arms above head to work on projects; use hands to finger, handle or feel objects, tools or controls.

• Pushing/pulling carts or equipment on wheels
• Must be capable of working extended hour days when job/business needs demand
• Will need to be available for 24x7 on-call rotation
