Location: On-Site - Multifamily Residential Community
Job Type: Full-Time
FLSA Status: Non-Exempt (Hourly)
Reports To: Lead Maintenance Technician / Community Director

Position Summary

The Painter is responsible for completing painting, sheetrock repairs, texture work, and surface preparation throughout the assigned apartment community. The primary focus of this position is preparing vacant apartment homes for new residents as part of the make-ready/turn process, while also completing painting and repair projects in occupied units, common areas, offices, and other areas of the property.

The ideal candidate has previous multifamily or property management painting experience and can work efficiently within established apartment turn deadlines.

I. Apartment Make-Ready & Painting Responsibilities
  • Paint vacant apartment homes as part of the make-ready/turn process.
  • Complete full apartment repaints and touch-up painting as needed.
  • Paint walls, ceilings, doors, trim, baseboards, cabinets, and other surfaces.
  • Prepare apartments for painting by patching, sanding, scraping, caulking, and priming.
  • Complete painting repairs in occupied apartment homes as needed.
  • Paint common areas, leasing offices, maintenance areas, and other property spaces.
  • Protect flooring, countertops, appliances, fixtures, and resident belongings from paint and overspray.
  • Complete assigned units within established make-ready deadlines.
  • Communicate unit status and completion with the maintenance and property management teams.
II. Sheetrock & Texture Responsibilities
  • Must have hands-on sheetrock/drywall repair experience.
  • Must have experience applying and matching wall and ceiling texture.
  • Repair holes, cracks, water-damaged areas, and other drywall damage.
  • Patch and prepare sheetrock for painting.
  • Match existing textures when completing apartment repairs.
  • Ensure repaired areas have a clean and professional finished appearance.
III. Paint Rig Experience
  • Must be skilled in operating a professional paint rig/airless paint sprayer.
  • Set up and properly operate paint rigs for apartment painting.
  • Clean and maintain paint rigs and painting equipment after use.
  • Troubleshoot basic paint-rig issues.
  • Properly mask and prepare apartments before spraying.
  • Control overspray and protect apartment fixtures and surfaces.
  • Minimize paint and material waste.
IV. Property & Maintenance Team Support
  • Work closely with the Lead Maintenance Technician and Community Director to prioritize vacant units.
  • Coordinate with make-ready and maintenance technicians to keep apartment turns on schedule.
  • Report additional maintenance concerns discovered while working inside apartment homes.
  • Maintain clean and organized work areas.
  • Provide professional and respectful service when working in occupied apartments.
  • Assist with community painting and property improvement projects as assigned.
Required Qualifications
  • Must have professional painting experience.
  • Must have sheetrock/drywall repair experience.
  • Must have texture application and texture-matching experience.
  • Must be skilled in working with a professional paint rig/airless sprayer.
  • Must have reliable transportation.
  • Multifamily apartment or property management experience strongly preferred.
  • Apartment make-ready/turn experience preferred.
  • Ability to complete multiple apartment units while meeting turn deadlines.
  • Strong attention to detail and quality of workmanship.
  • Must be dependable, punctual, and able to work independently.
  • Ability to communicate and work effectively with the property maintenance and management teams.
Safety & Compliance
  • Follow company and OSHA safety procedures.
  • Properly handle and store paint, solvents, chemicals, and other materials.
  • Use appropriate personal protective equipment.
  • Safely operate ladders, paint rigs, sprayers, and painting equipment.
  • Maintain a clean and safe work environment for residents and team members.
Physical Requirements
  • Ability to lift and move painting equipment and materials.
