The role of the Preconstruction Manager is to implement and drive preconstruction best practices, enabling the Region to provide world class preconstruction services.  The Preconstruction Manager is responsible for the development and implementation of preconstruction strategy that will drive the goals of the Region and bring value-add for the client during this critical phase.   This role is critical in the development of projects and is responsible for leading the project teams through the preconstruction process. 

RFP / Proposal Process

  • Leads the team in developing the strategy during the RFP / Proposal process.
  • Outlines key aspects of the preconstruction strategy for inclusion in the project proposal including project schedules and logistics by making site visits and completing the GC study.

Projects in Preconstruction

  • Participates in the Preconstruction/Owner meetings and continue to drive the preconstruction process (engagement will vary pending project size and challenges).
  • Reviews the project goals, key deliverables, and provides oversight throughout the preconstruction process to construction with the project team.
  • Proactively schedules meetings with the proposed team as required to provide preconstruction best practices. 

Review of Project Documents

  • Develops a detailed review of the project documents that address all aspects of the project including means and methods, alternative materials, constructability review and building envelope reviews.

Project Schedule

  • Develops project schedules identifying critical project milestones, early release packages, long lead items, design development dates, budget development dates and critical Owner related items.
  • Through means and methods and scheduling best practices, helps to develop schedules that exceed client goals and allow for more competitive budgets / bids / etc. 
  • Organize project scheduling work in a manner that is the most cost effective and profitable i.e. take advantage of staging / cranes / etc. to drive value and efficiency.

 

Project Team Engagement 

  • Engages key project team members during the preconstruction process, ensuring the opportunity for input.
  • Ensures that project team feedback is incorporated into the Preconstruction deliverables and keeps project team members updated on the status of current assignments.

Preconstruction Process, Systems and Reporting

  • Assists in development of best practices for the Region.
  • Implement and maintain standards for all Preconstruction processes and systems.
  • Identifies and reports on logistical constraints, constructability review of the drawings, and areas of opportunity for both schedule and quality. Use these reports to measure and communicate status of preconstruction best practice adherence with the leadership team. 

 

Construction Practices

  • Develop, implement and maintain standards for all activities, consistent with Shawmut standards.
  • Provide oversight, review, and approve schedules in conjunction with Field Operations in order to ensure that all projects are set up properly.   
  • Conduct a review of the “deal” i.e. review of General Conditions, project requirement studies, etc.
  • Collaborate with Permit Coordinator to ensure that job specific requirements and values are incorporated into the project plan.
  • Create a feedback loop on active projects to ensure that commitments made in preconstruction are followed through during construction. Work with the project team as recovery may be needed.

Client Acquisition and Development

  • Attend and drive preconstruction strategies in client interviews.
  • Prepare and participate fully in client meetings and presentations.
  • Participate in the deal reviews – ensure appropriate schedule, logistics, etc.
  • In conjunction with the Region’s management team, establish critical client satisfaction measures, monitor results and drive needed corrective action.

  • Experience: 10+ years of preconstruction, construction and scheduling experience
  • Proven ability to manage the entire project management construction cycle profitably and with strong client outcomes.
  • Education: Bachelor’s degree in Construction or related field and/or 5 – 10 years of experience in construction industry.
  • Proficiency in Primavera P6, Microsoft Project, Bluebeam, Microsoft Office Suite, Procore Management

New York Base Salary Range$130,000 – $185,000.  The range stated is specific to New York Placement. The range listed depends on many factors, including, but not limited to, years of experience, project size capability (for Construction & Field roles), and internal company equity.
