Pre-Construction Estimator


JOB DESCRIPTION

The Estimator will be working under the Chief estimator / Preconstruction manager and responsible for coordinating preconstruction services and preparing conceptual budgets and full cost estimates for public and private projects ranging in size from $200K to $50M.


RESPONSIBILITIES

·      Interface directly with clients, architects, engineers, as required

·      Perform preliminary site inspections

·      Read and interpret plans and specifications

·      Identify plan discrepancies and scheduling contingencies

·      Identify opportunities for value engineering

·      Define and develop scopes of work

·      Develop and maintain bid list and relationships with local subcontractors

·      Obtain bids from subcontractors

·      Negotiate with subcontractors and vendors

·      Assist with construction timelines and scheduling parameters

·      Prepare accurate and comprehensive conceptual budgets and job cost proposals, including GMP, lump sum and design-build bids

·      Prepare client bid packages


TECHNICAL SKILLS & KNOWLEDGE

·      Knowledge of current unit pricing

·      Proficient in quantity take-offs and square foot estimating

·      Professional verbal and written communication skills

·      Thorough understanding of current building construction systems, means and methods

·      Familiarity with current local building codes

·      Familiarity with construction safety requirements

·      Familiarity with construction contracts, construction law, and bonding and insurance requirements
