Preconstruction Manager

Preconstruction Manager
Position Overview
The Preconstruction Manager will lead all preconstruction efforts to develop accurate cost estimates, schedule forecasts, and constructability strategies that support successful project delivery. This role partners with clients, design teams, and project leadership to define scope, optimize value through value engineering, mitigate risk, and establish a clear path from conceptual design through contract award and project mobilization. The ideal candidate combines strong estimating experience with preconstruction and construction knowledge to drive competitive, executable bids and smooth handovers to operations.
Key Responsibilities

  • Lead and manage preconstruction activities for multiple projects including conceptual estimating, detailed takeoffs, budget development, and bid strategy.
  • Prepare, review, and validate cost estimates, assemblies, and scope documentation to ensure pricing accuracy and consistency.
  • Coordinate with owners, architects, engineers, subcontractors, and internal stakeholders to clarify scope, resolve design issues, and advise on constructability.
  • Develop value engineering options, alternate delivery strategies, and life-cycle cost analyses to optimize client value and project feasibility.
  • Create and maintain project schedules, procurement plans, and logistical strategies for efficient project start-up.
  • Organize and lead pre-bid meetings, subcontractor qualification and pricing solicitations, and subcontract scope reviews.
  • Identify, analyze, and mitigate preconstruction risks, including schedule, cost, site, and regulatory risks.
  • Prepare formal bid submissions, executive summaries, and presentations for client review and internal approval.
  • Mentor and manage preconstruction and estimating staff, establish estimating standards, and promote continuous improvement in tools and processes.
  • Collaborate with project managers during handover to ensure scope, assumptions, and budgets are clearly communicated and documented.

Qualifications

  • Minimum 5+ years of progressive experience in preconstruction, estimating, and construction project delivery.
  • Proven estimating skills with experience producing conceptual and detailed estimates, quantity takeoffs, and cost models.
  • Software experience would be Excel, Onscreen, Building Connected - Destini a plus but not required.
