The Sr Preconstruction Manager is responsible for the development and implementation of preconstruction strategies that will drive the goals of the region and bring value-add for the client during this critical phase. 

Pre-Positioning & RFP Stage

  • Work with Business Lead, Business Development, and PX on strategic project opportunity pursuits.
  • Manage the RFQ/RFP/Interview process to understand and develop a project-specific approach on these pursuits.
  • Work with internal resources, including Construction Management, Marketing, Estimating, Scheduling, and Engineering Services, to develop project-specific content for proposals and interviews, which may include estimates, systems cost options analysis, value management, logistics plans, schedules, schedule options analysis, or other project approach content.

Project Delivery Process

  • Develops Preconstruction Workplan with the team.
  • Drives Owner, Design team, and Shawmut team to adhere to the Preconstruction Workplan.
  • Provide cost, quality, performance, and schedule advice to the design team and owner to ensure the best systems/materials are being utilized.
  • Develops and updates general conditions and project requirement studies for the project.
  • Assist with the development and updates of the master project schedule, including the development of front-end design and procurement requirements on the project.
  • Lead or attend all pertinent preconstruction meetings & become the go-to resource who ensures schedule, cost, quality, and constructability considerations become an integral part of all design decisions and ensure no surprises in the areas of cost, schedule, and quality.
  • Manage Preconstruction Services Budget, Cost Reporting, and Billing.
  • Track preconstruction services cost to date, forecasted cost, and cost variances to the RFP proposal developed by PX/OPX.
  • Track preconstruction services overruns and develop strategies for cost recovery.

  • 20+ years of construction management experience required
  • Bachelorโ€™s degree or equivalent and work experience
  • Experience leading construction management teams in the preconstruction phase of projects on $50m-$300m projects.
  • Experience developing a preconstruction workplan and driving the owner and architect to meet critical milestones.
  • Experience developing General Condition and Project Requirement studies.
  • Experience developing master schedules โ€“ in particular front-end design and procurement requirements.
  • Experience leading a design-build team during the preconstruction phase for an on-budget, on-time project delivery.

Providence Base Salary Range: $166,000 โ€“ $225,000. The range stated is specific to New England Placement. The range listed depends on many factors, including, but not limited to, years of experience, project size capability (for Construction & Field roles), and internal company equity.
