Construction Project Manager — Senior Custom Project Fletcher Development | Fairfield County, CT

About the Role

Fletcher Development is seeking a Senior Construction Project Manager to lead highly technical, architecturally complex custom residential projects that integrate commercial-level construction components. This role requires extensive experience with large-scale cast-in-place concrete, exposed structural steel, deep below-grade construction, and high-end interior buildouts executed to exceptional standards.
Our projects are intricate and detail-driven, with extended scopes, tight tolerances, and uncompromising expectations for quality and execution. We are looking for a leader who understands both the precision of construction and the discipline required to deliver at the highest level.
This is not a role for someone who manages from a trailer. We need an operator who can run a concrete pour in the morning, review structural steel shop drawings before lunch, walk a millwork mockup in the afternoon, and close the day with clean subcontractor correspondence. Experience with:
  • Heavy cast-in-place concrete structure with complex formwork and strict tolerances
  • Exposed structural steel framing with precision connection and erection sequencing
  • Extensive below-grade construction including deep foundations, waterproofing systems, and below-grade MEP
  • Fully custom luxury interior buildout — millwork, stone, specialty finishes, custom fixtures, and high-end FF&E coordination
  • Complex building envelope integration across multiple systems
  • Long-lead procurement, custom fabrication, and close design-team collaboration throughout
Key Responsibilities

  • Own a project from deep in pre-construction through punch, closeout, and warranty
  • Lead concrete scope execution — pour planning, formwork coordination, structural sequencing, special inspections, and QC documentation
  • Coordinate structural steel erection — shop drawing review, fab coordination, connection detailing with engineer of record
  • Manage full submittal log and RFI process with precision — generated, tracked, and closed without gaps
  • Develop and drive the CPM schedule; maintain detailed lookaheads and hold subcontractors to milestones
  • Manage all inspections, structural special inspections, and local jurisdiction coordination
  • Lead buyout, scoping, and day-to-day accountability for all subcontractors and vendors
  • Oversee below-grade waterproofing systems — positive-side, blindside, drainage composites, foundation protection
  • Coordinate luxury interior trades — millwork, stone fabricators, specialty finish installers, AV/lighting, and FF&E vendors
  • Lead client communication — direct, polished, and representative of the Fletcher standard
  • Manage budget, cost tracking, change orders, and procurement of long-lead and custom items
Required Qualifications

  • 7+ years of construction project management experience with a strong track record on concrete-heavy and/or structural steel scopes
  • Ability to read, mark up, and coordinate against structural drawings, concrete details, and steel connection documents
  • Direct experience managing special inspections — concrete testing, high-strength bolting, welding inspection, and structural observation
  • Hands-on experience with below-grade waterproofing systems and drainage design
  • Proven submittal and RFI management on complex, multi-trade projects
  • Experience coordinating high-end interior trades — custom millwork, stone, specialty finishes, and luxury FF&E
  • Strong subcontractor management skills — bid packages, scope writing, buyout, and field accountability
  • Ability to lead field crews directly, not just manage through others
  • Experience running multiple simultaneous work fronts without losing schedule or quality control
  • Full project closeout experience — punch list, O&Ms, attic stock, warranty documentation
Technology Proficiency

  • Slack — primary internal and field communication; organized, responsive, no dropped threads
