We are currently looking for a Sr. Marketing Manager to join our team in Flint, MI!
The Sr. Marketing Manager is responsible for planning and executing strategic marketing goals in conjunction with the National Director of Marketing. The Sr. Marketing Manager plans, directs or coordinates marketing programs for community reputation, digital marketing metrics and community branding while maintaining occupancy targets utilizing lead generation and a cohesive resident retention strategy. They execute and lead marketing and communication initiatives, collaborating with other leaders utilizing data-driven insights to drive performance, allocate resources and make strategic decisions.
What are the responsibilities of the Sr. Marketing Manager?
  • Collaborate with other organizational leaders, such as Director of Property Management, Revenue Manager, and other portfolio Marketing Directors, to establish department budgets, support marketing campaigns, and address customer concerns.
  • Utilize data to make informed decisions and develop actionable strategies, specifically for community online reputation and website analytics.
  • Develop and implement annual marketing budgets for each community.
  • Develop comprehensive marketing strategies for markets and communities.
  • Analyze lead attribution reports to strategically adjust campaigns, based on ROI.
  • Optimize CRM processes to monitor and enhance lead conversion performance.
  • Lead regular audits on property websites to ensure accuracy, optimization and functionality.
  • Work with various teams on change management and communication strategies on new initiatives, as needed.
  • Identify opportunities to increase resident retention.
  • Work with third-party ILS', conducting regular accuracy audits.
  • Participate in the vetting of vendors and third-party resources, as needed.
  • Partner with the revenue management team to adjust marketing campaigns, as needed.
  • Partner with National Marketing Director to develop marketing strategies aligned with business objectives and company goals.
  • Support corporate campaigns, digital projects and strategic operational/marketing rollouts across the enterprise.
  • Serve as project manager for ongoing optimization initiatives, as needed.
  • Develop a marketing project plan for redevelopments, sharing best practices and lessons learned.
  • Identify and assess market trends to identify unique selling propositions.
  • Spearhead and oversee PPC campaign strategy development and implementation, in conjunction with internal and third-party vendors, to identify areas of opportunity.
  • Responsible for ensuring all marketing assets are updated.
  • Lead reputation management by monitoring review and online conversations, regularly reporting on resident sentiment.
  • Facilitate positive working relationships with the enterprise marketing team.
  • Identify marketing path enhancements and collaborate with team members to implement corrective strategies.
  • Perform regularly scheduled community visits to audit and improve brand alignment.
  • Keep abreast of industry trends and technology advancements.
  • Support and help facilitate new company initiatives with executive leadership.

What are the role requirements?
  • Bachelor's degree in Marketing, Business or related field is preferred.
  • A minimum of 7 years of Marketing experience is preferred.
  • Previous experience in multifamily, real estate, hospitality or related field is required.
  • Demonstrated experience in graphic design and video development is preferred.
  • Experience using Yardi Voyager or related property management software is preferred.
  • Strong analytical skills with the ability to identify trends.
  • Demonstrated ability to design and implement successful marketing strategies.
  • High proficiency in data analysis and ability to present actionable insights.
  • Must be proficient with Microsoft Office programs.
  • Ability to be organized, detail-oriented, and to work effectively in a fast-paced environment.
  • Ability to work cooperatively and respectfully with others.
  • Must possess exceptional organizational and time-management skills, including the ability to balance and prioritize simultaneous projects and tasks.
  • Strong written and verbal communication skills are required.
  • Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
  • Must be willing to travel to various locations via private or public transportation.
  • Regular attendance, work ethic and strong interpersonal skills are required for success in this position.
