Job description

Position Summary

We’re looking for a detail-oriented and proactive Construction Project Manager… to support our Construction/Maintenance Department.

This individual will manage multiple new retail construction projects, relocations, remodels and refreshes of existing stores. This position is responsible for the entirety of assigned projects. The Construction Project Manager will ensure that there is a seamless transition from the Construction to Merchandising Phase, the projects meet Tilly’s quality standards and are delivered on time and within budget.

  • Communicate with Landlords and General Contractors to confirm space delivery of possession.
  • Review all architectural and engineering documentation to identify and address errors and omissions in order to meet company’s design standard to minimize change orders.
  • Obtain Landlord approval of construction documents for assigned projects.
  • Perform take-offs of owner provided materials needed for all assigned projects.
  • Submit requisitions for purchase orders for materials and services.
  • Prepare packages to be sent out for bidding and contracting.
  • Qualify and negotiate bids and provide recommendations for general contractor awards.
  • Manage all activities of assigned General Contractors and vendors for assigned projects.
  • Provide dependable and accurate weekly project updates.
  • Communicate with Operations Team of any date changes and other information that would impact projects.
  • Communicate all late and damaged deliveries with Purchasing.
  • Review all RFI’s/field conditions and provide quality solutions.
  • Partner with Design to quickly resolve all field and drawing issues.
  • Manage and input assigned project information into department project management database.
  • Review and approved specific project pay applications and invoices ensuring compliance with established project budgets.
  • Drive and manage the completion of the project closeout effort including all warranty letters, final lien waiver collection, as-built drawings and any necessary documentation for tenant allowance requests.
  • Provide assistance with store and Retail Support Center maintenance when required.
  • As required, assist Maintenance with timely completion of all warranty issues for assigned projects.
  • Work with business partners to determine solutions for construction obstacles
Qualifications

Your experience brings:

  • Proven track record of managing multiple projects, simultaneously.
  • Ability to plan and manage projects with tight and shifting timelines.
  • Advanced knowledge of MS Office: Word, Excel, Outlook, and Power Point.
  • Knowledge of CAD software is helpful.
  • Working knowledge of corporate retail environment.
  • Ability to perform all essential duties and responsibilities listed above.
  • Detail oriented and organized.
  • Able to effectively use common office equipment.
  • Ability to manage shifting priorities and thrive in a fast-paced environment.
  • Must have ability to multitask.
  • Independent, self-motivated, team player.
  • Able to effectively communicate with all levels of staff and management and outside vendors.
  • Must possess a valid driver’s license.
  • Must be able to travel up to 50%.
  • Ability to apply mathematical concepts to cost analysis.
  • Ability to define problems, collect data, establish facts and use basic problem-solving skills.
  • Ability to remain flexible, re-prioritize, and respond to changing demands
  • Able to effectively communicate with all levels of staff and management
  • Independent, self-motivated team player.
Education & Experience
  • Minimum of 3 years’ office experience is required.
  • Minimum 3-5 years’ experience in retail as a Construction Project Manager is required.
  • Bachelor’s degree in architecture, Engineering, Design, Project Management or related field is preferred.
