Job description

Position Summary... What you'll do...Role summary:
The Real Estate Manager is responsible for leading new store development and conversion initiatives within an assigned territory. This role owns the full lifecycle of new store delivery—from market strategy and site identification through deal execution and project completion—ensuring alignment with business objectives and long-term growth strategy.
About the team:
The new store development team focuses on expanding Walmart’s footprint by identifying and securing new store locations. Utilizing data-driven insights, the team evaluates site options, manages approval and entitlement processes, and supports real estate transactions. They collaborate across functions to ensure strategic decisions align with business goals. This team plays a key role in managing projects, negotiating agreements, and optimizing property assets to drive growth. Strong skills in portfolio management, negotiation, project management, real estate transactions, and communication are essential to successfully contribute to the team’s objectives.
What you'll do:
  • Develop market strategies to support new store growth and conversion pipelines; identify and evaluate potential sites through market analysis, demographic research, and field assessments
  • Lead negotiations for land deals, manage due diligence, entitlement considerations, and transaction structuring
  • Manage projects from site selection through opening, including approvals, timelines, and budgets
  • Prepare and present materials for internal decision forums
  • Ensure projects stay on schedule and aligned with financial and operational targets
  • Coordinate across stakeholders to ensure seamless execution and risk mitigation
  • Build and maintain relationships with brokers, landowners, developers, and local officials

What you'll bring:
  • Extensive experience in portfolio and project management within real estate
  • Proven ability to negotiate lease/purchase agreements, development agreements, and other documents effectively
  • Strong analytical skills to evaluate site selection, asset sales, and financial impacts.
  • Demonstrated expertise in managing third-party relationships and contract negotiations
  • Excellent communication skills to present recommendations and collaborate with leadership and cross-functional teams
  • Ability to develop and oversee budgets, forecasts, and capital expenditure reports.

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :
