Job Overview:
This position assists on the responsibility for the direct oversight of the Residential Association facilities; including but not limited to assisting in oversight, third party contracts, the day-to-day operation of Association amenities and future planning of the Association facilities (the -Association-). Assists in closely monitors, identifies and communicates problems in every phase of general maintenance and future planning of the Association-s operation, including all pools, parks, lakes, irrigation systems and common areas, working closely with the Facilities Manager, General Manager and Declarants designated Development Partner to promote the immediate attention to Association repairs, Association landscape and irrigation operations and general cleanliness of the Association. Makes recommendations, oversees third party contract performance, assists and oversee pool(s) maintenance and operation, conducts landscape walks, along with identifies potential concerns and/or projects and implements preventive maintenance as established by Company procedures and guidelines.
Your Responsibilities:
  • Maintains a safe and secure environment throughout the property.
  • Oversees regular cleaning and maintenance of Association pools and grounds, along with contracted third-party vendor.
  • Oversees the Association irrigation system of common areas within the Association.
  • Assists in landscape inspections with third party vendor and provides recommendations based on Association needs.
  • Assists in repairs needs and estimated time needed for repair, performing bid walks, regular landscape walks and pool inspections timely.
  • Inventories maintenance supplies.
  • Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.
  • Completes reports/work orders.
  • Manages relationships between vendors, management team and Board of Directors.
  • Maintains equipment and storage areas in a neat, organized and secure condition.
  • Actively participates in performing work order minor pool and/or maintenance repairs.
  • Able to properly utilize new equipment and follow safety procedures prior to using this equipment.
  • Follows safety procedures and maintains a safe work environment.
  • Other tasks and projects as assigned by management and Declarants development manager.
  • Tests all aquatic facilities and keep record of any adjustments needed.
  • Check all equipment and adjust if needed for optimal performance
  • Troubleshoot electrical equipment if issues arise, have knowledge to perform any repairs needed correctly.
  • Backwash all filtration systems needed
  • Check function of all equipment and controls to make sure everything is working properly.
  • Perform all cleaning of aquatic facilities as needed i.e. vacuuming, skimmers, etc.
  • Daily inspections of the facilities overall including restrooms
  • Any other duties as required by management
Skills - Qualifications:
  • Education/Training: Previous commercial facilities maintenance supervisor or three years property management maintenance
    experience of large Association pool environments.
  • Experience/Knowledge/Abilities: Must possess strong experience in supervising staff, strong interpersonal skills and strong
    working knowledge of customer service principles and practices. Must possess strong time management skills. Must be able
    to multi-task and operate in a fast-paced environment. Computer literacy required; Professional and working knowledge of
    MS Office application with emphasis on Excel and Word. On Call 24/7. Ability to respond to emergencies in a timely
    manner. Must be able to work flexible schedule and weekends as needed.
  • Driving Requirements: Frequent need (33% to 66% of time) to drive; safe driving and maintenance of maintenance carts;
    and valid Texas drivers and insurance license required

Compensation: $25 / hour
