Luxford Living is a technology-forward property management company overseeing a national multifamily portfolio. We're modernizing how apartment communities are managed and maintained, and we're looking for a hands-on leader to own capital projects across our properties.  


As Head of Projects, you'll lead landscaping, pool, and renovation projects portfolio-wide - from scoping and vendor selection through completion. You know what quality work looks like, what it should cost, and how to hold contractors accountable.  


Travel is required (Weekly travel to properties across our markets All travel expenses fully paid by the company)

  • Lead all landscaping and pool capital projects across the portfolio, from scoping through completion 
  • Source, vet, and manage vendors and contractors across multiple markets
  • Run competitive bidding processes: build scopes of work, solicit and level bids, negotiate pricing, award contracts
  • Oversee interior and exterior renovation projects alongside regional teams
  • Track budgets, timelines, and quality standards; hold vendors accountable
  • Build a preferred vendor network with negotiated pricing across markets 

Requirements

Qualifications:

  • Proven hands-on experience with landscaping and pool projects - required (commercial/multifamily strongly preferred)
  • Renovation and capex project experience - a strong plus
  • Track record managing vendor bidding and procurement
  • Strong negotiation skills and cost discipline
