Job Type: Full-time, Exempt Department: Accounting
About the Role
Arlington Properties is hiring a Senior Property Accountant to help plan, implement, and manage accounting functions across our multifamily portfolio, including month-end close, transitional accounting, and system oversight. This role works closely with operations, executive property management, ownership entities, and third-party advisors.
Responsibilities
  • Supervise and support the professional development of a team of approximately 3-4 property accountants
  • Oversee property reporting and accounting processes, including:
    • Monitoring accurate, timely monthly financial reporting and analysis for owned and third-party managed properties, including assets in various stages of development
    • Preparing and reviewing monthly operating statements for the managed portfolio
    • Supporting external financial reporting requirements for lenders and owners (quarterly compliance reporting, annual external audits, tax requests)
    • Serving as the point of contact for general accounting issues and communications with property management leadership
  • Assist in preparing and reviewing cash flow forecasts to evaluate distributable proceeds and plan for contributions to cover operating cash deficits
  • Work closely with accounting personnel to ensure adherence to accounts payable and treasury management processes
  • Coordinate and oversee transitional accounting for assets entering or exiting management - including executing the transition plan, validating system setup, initial reporting, and reviewing final financials, as well as supporting documentation for asset sales
  • Assist in the ongoing maintenance and setup of accounting systems
  • Support accounting project initiatives and system implementations
  • Perform other related duties as assigned and follow all company policies, procedures, and rules

Qualifications
  • Bachelor's degree in Accounting, Finance, or Business (BA/BS) from a four-year college or university
  • At least 10 years of related experience, preferably in both public accounting and industry settings; real estate experience is a plus but not required
  • Advanced MS Excel skills required
  • Strong technical skills and general knowledge of US GAAP accounting principles
  • Excellent verbal and written communication skills; ability to respond quickly to frequent inquiries from investors, lenders, third-party advisors, co-workers, and executive team
  • Strong analytical skills with the ability to understand and carry out general instructions, problem-solve in standard situations, and pick up new concepts quickly
  • Broad knowledge of financial statements and operations; highly responsible and diligent about work product
  • Proactive, self-starting, and capable of thriving in an entrepreneurial, fast-paced environment
  • Able to work professionally, efficiently, and effectively under deadlines and productivity standards

Work Environment
This position is based in the Arlington corporate office in Birmingham, AL. The role requires the ability to remain at a desk and use a computer for extended periods, review detailed financial statements and reporting packages on screen and in print, and communicate clearly with property accountants, operations personnel, ownership, and third-party advisors - including leading team meetings and providing supervisory feedback in person and virtually. Occasional lifting of files or materials up to 15 pounds may be required.
