Job description

Simone Development Companies, a full-service, privately held real estate Investment and Development Company, with a distinguished resume and reputation, is in need of a Development Analyst. Simone has the ability to rapidly move any project through site selection, acquisition, financing, construction, leasing, property management and maintenance. Analyst

The Analyst is responsible for assisting in the management and execution of development and redevelopment projects as well as acquisitions. The Analyst will assist with aspects of real estate development and investment, including financing, budgeting, entitlement and government approvals, consultant coordination, design, leasing, due diligence, marketing, and construction oversight.


Key Responsibilities:

  • Assist in all aspects of development management including budgeting, financing, planning, design, land use, permitting and construction
  • Create detailed, dynamic and complex financial underwriting models for investment opportunities including modeling capital structures, direct cap and DCF valuations, debt sizing, sensitivities, and feasibility analyses of potential developments, redevelopments and acquisitions
  • Create and monitor detailed project budgets and draw schedules including tracking all project costs, invoices and all payment and draw applications for active developments
  • Ensure projects are completed within established budgets, scheduled milestones and standards of quality
  • Participate in regular project meetings and maintain project tracking reports
  • Work with in-house legal, accounting, property management, and leasing teams as well as third party consultants such as land use attorneys, architects, engineers and contractors
  • Review purchase and sales agreements, loan documents, leases, construction contracts and other documentation for new and existing investments
  • Conduct property-level due diligence for new acquisitions
  • Assist in preparation of monthly reports and investment return analyses
  • Create and issue RFPs for consultants, including but not limited to engineers and architects
  • Effectively communicate relevant financial and project information to senior management
  • Draft and review term sheets and memo’s for lease and purchase transactions

Qualifications

  • BA/BS degree in finance, real estate, engineering, architecture or related field
  • 1-2 years of relevant commercial real estate work experience in development, finance, banking, acquisitions, commercial brokerage, underwriting or valuation
  • Strong quantitative, financial analysis and modeling skills and demonstrated analytical ability
  • Advanced knowledge of Microsoft Excel
  • Knowledge of Argus Enterprise a plus
  • Knowledge of Yardi Enterprise a plus
  • Excellent written and verbal and communication skills
