Self Storage Manager

The manager of a self-storage facility is a self-motivator who has excellent people skills which enable him to work well with the public. This person will be energetic, professional and pay close attention to detail. The manager will contribute to the profitability of the facility by a commitment to both customer service and sales, and will also enhance their store′s reputation by maintaining beneficial business relationships within the community.

How You Will Fit In

  • Greet customers in a friendly and enthusiastic manner.
  • Rent storage to the walk in customer.
  • Professionally handle telephone inquiries, maximizing conversion of these into rentals.
  • Provide outstanding customer service by listening attentively and assessing and resolving problems promptly.
  • Be knowledgeable about unit availability and pricing so as to respond to inquiries in a quick, intelligent manner.
  • Actively sell and maintain a supply of merchandise.
  • Other duties assigned as needed
  • Opening and closing the facility on time each day.
  • Maintaining all accounts for the facility by accurately using the computer software to process payments.
  • Control delinquencies by telephone contact and letters on a regular basis and sends out monthly invoices to customers.
  • Keeps all records in a neat and orderly manner and is careful to update records as needed for each tenant.
  • Taking deposits to the bank, maintaining petty cash, and using the software to prepare reports as required by the corporate office.
  • Sends all receipts and invoices for the company purchase to the corporate office in a timely manner.
  • Prepare units for auction, taking necessary legal steps as prescribed by law to move out delinquent tenants, consulting the TSSA′s Gold Book as needed throughout the process.
  • Keeping a neat, clean safe and secure facility both inside and out is imperative.
  • Audit the physical conditions of the facility, always ensuring that company standards of cleanliness and appearance are met.
  • Minor maintenance and daily lock checks must be conducted in all weather conditions.
  • Notify the corporate office and work with any hired contractor, making sure that all repairs or improvements are done properly.
  • Monitor the security system and resolve any security problems quickly.

While performing these duties of this job, the employee may be exposed to outdoor elements in all seasons. Occasionally, the employee will also be exposed to fumes and particles, moving mechanical parts and vibration. The noise level in the work environment can be loud at times. While performing these duties, the employee may be exposed to dirt, dust, grime, grease, oil, gas, high-concentrated cleaning solutions, etc.
