Currently, we are seeking a reliable, self-motivated individual to serve as a Part-Time HOA Compliance Inspector to serve communities in the in the Aiken, SC area. The HOA Compliance Inspector is responsible for conducting routine inspections of four to five managed communities to identify covenant violations, document property conditions, and evaluate the performance of contracted vendors. This is an independent field role requiring good judgment, consistency, and professionalism.

Duties/Responsibilities:
  • Conduct scheduled weekly drivethrough and walkthrough inspections of assigned HOA communities to identify violations of governing documents, CC&Rs, and community rules.
  • Respond to afterhours emergencies and urgent community issues as directed.
  • Photograph and document violations with clear notes and submit findings to the Regional Director in a timely manner.
  • Evaluate vendor performance by observing work quality, timeliness, and adherence to contracted scope of services, and report findings to management.
  • Monitor followup on previously cited violations to confirm resolution.
  • Identify common area maintenance concerns such as fencing, lighting, landscaping, signage, and safety hazards.
  • Communicate professionally with homeowners when approached in the field, representing the company with courtesy and fairness.
  • Submit inspection reports and communications electronically using a companyprovided vehicle and smartphone.
  • Learn and apply each community's specific covenants and any Boarddirected enforcement priorities.
  • Qualifications:
  • High school diploma or equivalent
  • Valid driver's license and reliable transportation to travel to and between communities.
  • Prior experience in property management, HOA operations, code enforcement, or a related field preferred.
  • The ideal candidate has:
  • Dependable and punctual, with the ability to work independently and manage a selfdirected schedule.
  • Ability to respond to emergent requests outside of regular business hours.
  • Basic electronic communication skills: ability to send and receive email, send text messages, take photos with a smartphone, and complete online forms.
  • Honest, fair, and consistent in applying community standards without favoritism.
  • Strong attention to detail with the ability to recognize and document property condition issues.
  • Compensation and Benefits:
