Job description

Job Summary:
Reports directly to the Facilities Manager, and responsible for performing repairs and maintenance of building and office premises and clinical environment and ensures that these are in accordance with established company policies, procedures and guidelines as well as in compliance with local and federal regulations.

Essential Duties and Responsibilities:
• Facility Planning
Assists the Facilities Manager in conducting facility planning functions such as ocular inspection, property evaluation and selection and lease acquisition and disposition, and provides management with appropriate and accurate information for proper decision making.
Conducts studies and research with the objective of generating, validating and analyzing information  on  employment  and  business  growth,  thus  provide  management  with recommendations for planning and acquiring future facility and office space requirements.
Provides assistance in undertaking the construction, expansion, facility improvements and provides  project  timelines  to  ensure  timely  completion  of  all  facility  undertakings. Communicates all project management updates to concerned team members, managers and customer to ensure the proper coordination of all required mobilizations.
• Maintenance
Performs repairs and maintenance duties related to electrical, mechanical, carpentry, plumbing, air-conditioning, painting, machine and equipment. Sets up and operates all tools and equipment necessary to perform repairs and maintenance work. Strong knowledge of Carpentry, Plumbing, and Electrical a plus.
Coordinates with Materials Department to direct and guide the work activities of accredited contractors and vendors in performing installation, set-up and repair of workstations, offices, examination rooms, procedures rooms, training rooms, equipment and furniture, as well as those performing off site on construction project management basis.
Develops internal systems and control procedures in order to efficiently respond to all work order request in a timely manner, putting all urgent requests on top of priority. Keeps customers updated on status of all pending requests for work order.
Performs setting-up and installation of all facility-related requirements for company sponsored events, conferences, fairs, trade shows and etc. Ensures that the setting-up and installation are completed in a timely and efficient manner and in accordance with the specifications as detailed in the job request.
Performs timely and accurate maintenance on utility plant systems and maintains complete audit trail by ensuring accurate signature on log.
• Security, Safety and Business Continuity Plan (BCP)
Performs employee response to safety procedures training to all new hires and semi-annually.
Develops and implements the Business Continuity Plan Disaster Readiness, and acts as the disaster coordinator in cases of force majeure events.
Maintains and coordinates all inspections and certifications required by the government, and federal agencies, such as but not limited to fire extinguishers, building inspection and safety, EPA, and etc.
Conducts training for N95 Fit-Test and Certification, maintain original sign-in sheet, and maintain Medical Evaluation questionnaire in accordance with OSHA 29CFR regulations.

Job Specifications & Qualifications:
1. High School Diploma or equivalent – certification is not required
2.  Minimum of 2 years experience in performing repairs and maintenance of building and office premises and clinic environment and ensures that these are in accordance with established company policies, procedures and guidelines as well as in compliance with local and federal regulations.
3. Must have A/B license to operate company-owned vehicle.
4. Must be able to lift 50 pounds or heavier.
5. Effective team player. With very good interpersonal relationship skills and can work and relate  well with co-employees, patients and customers.
6. Must have the behavioral sensitivity, maturity, diplomacy and tact in addressing complex situations and handling irate customers.
7. Outstanding oral and written communication skills.
8. Strong ethics and a high level of personal and professional integrity.
9. Carpentry, Plumbing, Electrical knowledge a plus.
10. Must have basic familiarity on federal and state laws and requirements relating to healthcare management.
11. Computer literate and very highly proficient in using MS office programs.
