Summary:

The Porter position upholds the image of the complex and ensures the property looks neat, is clean, and in good repair. Reporting to, and taking direction from the General Manager, the Porter exercises and develops work skills in the following areas: custodial/janitorial duties, trash management, small repairs, and landscape.

Essential Duties and Responsibilities:

To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. At the direction of the General Manager, receives daily work assignments including, but not limited to, the following:

Performs a variety of cleaning and maintenance duties as assigned, including but not limited to:

  1. Sweep, mop, vacuum, and shampoo carpets.
  2. Dust, polish, and wipe down interior building features such as doors, handles, walls, trim, elevators, and handrails.
  3. Power wash courtyards, sidewalks, stairways, and elevated walkways to remove stains and improve appearance.
  4. Manage trash disposal, including separating recycling, landfill, and compost before scheduled pickups. Maintain the cleanliness of trash receptacles, bins, and the compactor area.
  5. Replace light bulbs, perform window cleaning, and ensure all areas meet high standards of appearance.

Responsible for:

  1. Maintaining the appropriate levels of sanitary and cleaning supplies for assigned areas. Ensure all cleaning solutions comply with OSHA requirements for hazardous chemicals.
  2. Adhering to all security procedures and safety precautions at all times.
  3. Conducting business at all times with the highest standards of personal, professional, and ethical conduct.
  4. Responsible for ensuring that restrooms in the clubhouse and parks are regularly cleaned, restocked with necessary supplies, and that toilets are properly cleaned and maintained.
Requirements:

Education and/or Experience:

  • High School Diploma or Equivalent helpful.
  • Minimum of one year related job experience.


Language Skills:

  • The candidate must have good communication skills, with a demonstrated ability to communicate effectively with staff at all levels of the organization, both verbally and in writing.

Specific Skills/Knowledge:

Basic knowledge of and use of tools and equipment in:

  • Custodial/Janitorial
  • Trash management
  • Concrete surface cleaning
  • General labor

Tools include, but are not limited to: vacuums, mops, brooms, carpet extractor, washer/dryer


Availability:

Monday, Wednesday, Friday, Saturday 7 am to 12 pm


Work Environment:

Occasional overtime work required when emergency situations arise. Rotating “On-Call” service as required.

The Association maintains a smoke-free environment in its offices, buildings, and surrounding property.

The Day Porter position may be hazardous at times. Extreme care should be taken when using any tool, while operating machinery, driving a vehicle and when working with electricity. Each employee is responsible to assist the department in maintaining a safe working environment.
