Position Title Mechanical, Electrical & Plumbing Supervisor FLSA Non-Exempt FT/PT Full Time Hours Per Week 40 Work Schedule Monday-Friday Grade 12 Compensation Range $28.70-46.70 hourly Summary Under general supervision of the Facilities Operations Manager, performs and supervises routine inspections, repairs and maintenance of the mechanical, electrical and plumbing systems. To provide an environment that is comfortable, safe, healthy and conducive to teaching, learning and working. Mechanical, Electrical & Plumbing (MEP) supervisor acts in the role of Facilities Operations Manager in his absence Essential Role Responsibilities MEP supervisor exercises overall responsibility for inspecting, planning, programming, and implementing of the preventative maintenance MEP program of the campus and other assigned facilities. Schedules and assigns work orders to staff members using the work order calendar. Perform routine daily inspections and maintenance of equipment assigned. Maintain all mechanical equipment and control systems appropriately. Reads, understands and interprets blueprints, drawings, floor plans, schedules and manufacturers operating and/or maintenance specifications as they relate to electrical , mechanical, plumbing, HVAC, and special equipment. Maintains and performs repairs, modifications, replacements and installations on a wide variety of mechanical systems and control systems to include pneumatic, electrical, electronic, direct digital and host computer control systems for both existing facilities and those under renovation. Performs routine and preventive maintenance work to include operating, cleaning, inspecting, troubleshooting, adjusting, calibrating, testing, tightening, replacing, lubricating, reporting problems, and other similar tasks on a wide variety of mechanical systems. MEP supervisor may be called upon to assist other maintenance personnel in the completion of their work to include Electricians, Plumbers, Carpenters, Maintenance Technicians, Sheet Metal Workers, and others. Recommend materials and make material lists to be used for prices and estimates. Determine and monitor stock inventory levels which pertain to the MEP department. Maintain and submit reports of all man-hours and materials utilized in performing MEP functions for the College, using work order and preventive maintenance records. Responsible for the inventory and safe usage of equipment and tools assigned to the MEP department. As required, estimates materials needed and records time and materials expended on each work order. Evaluates available MEP products, standardizes products and hardware to achieve economy. MEP supervisor will respond to requests for maintenance and service to include emergencies, maintenance problems, requested installations, modifications, tests, calibrations, evaluations, repairs, adjustments, and other similar tasks. MEP supervisor will be responsible for emergency response to critical situations. MEP supervisor conducts the performance management evaluations of assigned staff. MEP supervisor performs other duties and responsibilities as assigned or directly by Division management and supervision. MEP supervisor acts in role of essential personnel for emergencies; including but not limited to snow removal, natural disasters, and safety and security issues. MEP performs preventive maintenance of assigned equipment. MEP supervisor performs shutdown and startup of mechanical systems. Performs tasks in various trades assigned and scheduled by the supervisor to maintain college buildings and equipment. Minimum Education Required High School or equivalent Experience Required CFC certification required. Minimum and Preferred Qualifications Physical Demand Summary * Work inside and out in extremes of temperature, humidity and inclement weather. * Work in mechanical rooms, spaces and tunnels where conditions will be dirty, dusty and sometimes wet and muddy. * Work in close proximity to electrical transformers and switchgear with voltage in excess of 13,000 volts. * Many facets of job require physical strength and stamina to perform heavy tasks for long periods of time. * MEP will be subject to being on call and carry a cell phone or two-way radio, working with hazardous materials, schedule changes based on the needs of the College and long hours to complete/perform scheduled or emergency functions/projects. * Work in high places on roofs or ladders and on scaffolds. * The use of personal protective clothing and equipment * Work schedule is 40 hours a week. * Work overtime and call-in, as requested.
